I was checking yesterday and came up with a $750 all in.. Seattle to Manila.. That's cheap..
The draw back is an 8hr layover in Dubia. The airport shows transfer tours, aprox $100us.
That is still cheap. but a pia long ass day to get to SE Asia.
Have anyone went on a transfer tour in Dubia ?

Hopefully you will already have an income if you move to Thailand. If your wanting to invest for income I could see buying commercial property or maybe mix use property. Then you just have to manage the manager, then you could putter around the place picking up cigarete butt's or what ever, like an employee. This could be done in your home country where you know the markets and can speak the language. You could manage it from out of the country. But and apartment building in Thailand ? That scares me, and I know a little about managing rentals. I always hate to see someone spending there life saving buying themselves a job (business) in any country. I know MM has had some success but seeing Pattaya change so much in the last 5 years, I'd hate to be a new come'r in the bar business in Pattaya.
MM has told a interesting story and were happy he has found his niche.. and Mok.. oh the memories..

From the luggage carrousel I thought a guy was watching me but no worries. Weird (ladyboy ? lol) When I left the
terminal, just outside the door going to the taxi stand and was stopped. A guy w/badge wanted to check my very stuffed carrry on.
I knew what he was looking for and said, I don't smoke and don't drink (wink).. No Cig's.. Just carrying extra jockey's
for a friend living in Thailand.. He looked at me and I shrugged my shoulder.. Unzipped my bag and he quickly said to close
it and good bye. I was an underwear mule that trip.. true story..

Has nobody noticed that the 10 Baht coin is virtually identical to a 2 Euro coin? Same diameter, thickness, weight and bi-metal construction. Apart from the milled edge being slightly dissimilar (and obviously the pictures), the main difference is the value - a 2 Euro coin is worth more than eight times as much as a 10 Baht coin, so it’s just possible that quite a few have made their way to the Euro-zone.
Incidentally, the 10 Baht was around way before the Euro, so who decided to copy its design for the 2 Euro coin? No wonder the Euro is heading for the history books!
Doesn't it look like the Philippean and Mexican Pesco too.
I gave a US dollar coin to a massage gal and she didn't realize it was differant, although its one color..

Stayed at the C & N Hotel in October. It is very close to the action and guess friendly.
Careful though the C & N Resort is a ways away..

I just booked the monthly rate for Songkran 2012. I figure the monthly cost and electricty will be 19000/bt.
Yes I'll have to pay for breakfast but that's ok. When I get tired of there menu, or wake up late I can go somewhere
else for a varity. Also I seldom keep a BF till breakfast so the 2'fr coupons doesn't work for me..
The next thing I noticed. Well... here is what my Resv says.. " Please note our credit card guarantee requirements below. We will hold this reservation for you for 48 hours to give you time to respond", a credit card is required to hold a room.. yikes.. Ok.. says its secure.. so you have to I cut and paste the link.. the page does not have the little "secure lock" on the end of the IP address that I'm used to.. humm.. on the bottom of the page it says "All information is transmitted via a secure and encrypted network". used this card.. Another thing I noticed, on there web site extra days used to be quoted at 500/bt day, off season. Now the rate says extra days will be pro-rated.
Both daily and monthly rate plans they now want full payment at check in.
With the new management things are starting to change. I hope they don't run off there regulars.

The monthly rates have gone up now.. off season the break even is over 21 days the way I figure it.. that includes about 2000 for elect and it you pay for breaky @ 125/bt a day. The advantage is if your paying breaky you can go somewhere else when you sleep in.. more if you have a guess thou.. bet the day rates will go up now..
They goes the neighborhood..

Xzone's high drink prices are starting to crop up on the other boards too. I'm afraid he's fighting a loosing battle. In baseball thats 2 strikes, one more board to go.
Sorry to see a newbee struggle so hard with the experienced ex pats and possible loss of new tourist who discover Pattaya through these boards. So Xzone is loosing the Expat.. Ok..
Xzone, the holiday maker only has so much time to visit the go-go's, beer bars, and maybe hit a few parties. With 4 pages of bantering with the Expats about prices and you have 3 other bars in your complex. Is your Go-GO at the end of Walking Street so special you can command high prices ? Ok.. then figure out a way to make the Walking Street hike to your bar special. You may have also lost the expat bringing his friends on holidays.
Xzone.. don't lower your prices for us, its your business run it the way you see fit. But, I would find a way to kiss up to the expats. There your bread and butter.

Like many in Asia I'm a SML drinker... But in the XZone I had to pay 150/bt for a SML.. now thats really over the top.. and the talent.. well there is one I really like there.. but I'm not paying 150/bt for a beer to talk to her..
Good luck new poster and bar promoter of 150/bt beers.. and guys there not micro beers ether.

The monthly price is much less at PBR!
I just checked in at the PBR on the monthly rate. Areca has never given me a decent monthly rate.. Course Areca does have that nice pool and breakfast.. I like the Evergreen
rooms too.

I will throw in my 2 cents. Since this tread has been going since 2013 my question would be have rents increased in Pattaya since 2013 ? What is your ROI ? Just net growth if any growth at all with the over building I bet
My suggestion would be to invest it your home country and use the profits to pay your rent here. Ask yourself. What were the rents in you hone in 2013 and the same in Pattaya.
In my counry rents are going up 3000 bt a year for the last 5 years. I dont think you"ll get that here.
