I have been looking at the Alan Bolton site. Can anybody explain to me why a 2 bed, 2 bath house in Central Pattaya with a living area of 100 sq m is available for 13, 000 THB, yet a studio condo less than half the size in the same area costs 20,000THB?

Perhaps the condo offers a sea view? You would have to see the properties yourself. You say 'in the same area' but location is a primary factor on price. The house is a town house, which are always cheaper. One is perhaps aimed at the expat market, the other at the occasional tourist. There is a wide variation on prices within Pattaya. Can't say too much as those involved in the property market will be on my case!
