There are several Pattaya sites showing condos on the market. I believe Gabor has a Thai homepage with links to these.  Ken of KenandLat also has good links.

There are some good FLB threads discussing both buying a Pattaya condo and the cost of living in Thailand or Pattaya. Recommend you do a thorough search for this.

It would be very difficult, if not impossible,  for you to get a Thai mortgage.  It is also difficult for any foreigner to earn a living in Thailand. Thai law prevents a foreigner from performing any work that a Thai can do. Teaching English seems to be the major opening (at 35000TB/month?).  See ajurn.com for this.

The financial expert of Pattaya Mail recently offered his assessment of buying a Pattaya condo. He still recommends putting the money in an “offshore investment” and renting instead. So the local money says rent, don’t buy a Pattaya condo.  This was about month ago.

Better choices?  Can you buy a condo in the USA at the current low rates, pay it off and later use the money from selling your USA condo?  Can you do as my brother is doing – live with your folks and put one or two thousand in the bank every month?  How about a part-time second job?  A nice Pattaya condo is about $30,000 and up. However, you can find a drab 25 square meter condo a half mile from the beach for $5000 – not a good retirement choice.

Many choices available to you, borrowing now to buy a condo to retire later to Pattaya may be the most  difficult and risky,

Buying may not be the best option for you at this time. You have no idea what the climate will be toward foreigners in 20 or so years. Also, things can change a lot in that amount of time. Maybe you will not even want to be in Pattaya then. If the government closed all the clubs in Pattaya would you still want to retire there? I don't see that happening but it could.

Cash is king in Thailand take the money you would spend on payments and invest it. That way you will have many more options when you do retire.

Rents are very cheap in Pattaya so buying even at retirement age may not be the best choice. Too many factors to work in also real estate several thousand miles away is always a problem. But in another country the problems are tenfold.

I considered buying a condo the last time I was in Pattaya. I looked at several all on the water which made them a bit on the expensive side. I know a few expaits who own condos and some have warned me off buying in Pattaya. One long time resident suggested that I invest my money in a property here (U.S.), rent it out and use that rent to pay for my rent in Pattaya if I wanted to live there. Seems like a good suggestion to me.

Talk with the folks who live there before you decide to tie up your money.

I would ask people that actually have lived in Pattaya for a long time. like Pete, Partyhead, Hilly and others. They think buying a condo is a good idea.

My friend want to buy a condo too and what is interesting, the prices are higher now as it was in march... who understand it? Maybe only on the net?

I went through all the property offices on my site. So, he decided not to buy now, he will look around overthere.

And see this:

I have been looking at buying a condo for the last two years, but every time I decide "yes" doubts in the back of my mind said "no" "no" "no",but two weeks ago realizing that condo prices are slowly increasing I finally took the plunge and bought a one bedroom apartment in the new View Talay 2.

I used SCR Homefinders to do all the leg work, and had the title deeds within 48 hours, would have been sooner but the Bank Holiday caused a backlog at the land office.

So I would like to say HELLO to any neighbors at  V T 2 who are FLB members.

Dave ;D ;D ;D ;D ;D ;D ;D ;D ;D ;D ;D ;) :D

Dave, did you have to set up a company to buy the condo? I had thought that this was the only way a farang could buy one but maybe I was wrong there.

Hey Dave,

Congratulations.  Have fun!  I've thought about doing the same thing, but I'm about two years away from quitting work.  How's the transportation from View Talay 2? Do Baht buses come by? ;D

Alan, you don't need to set up a company to buy a condo.  That only applies when you buy a house because then you are buying land also.  A farang can buy a condo in his own name.  I did so last November.  Not a problem.     Roy

Hi Gabor.I looked at a few 1 bedroom apartments in VT 2 most were basically furnished at 1.990.000,I wanted a low floor 2nd (can't stand waiting for lift ) also noticed the balcony handrails are rather low, after a night on the town all too easy to topple over, there is a chap called Bob you can contact him at the SCR ofice at VT 2

his hobby is to buy the apartment shells and renovate them.

mine came with large deluxe Euro kitchen fully fitted with

everything you can think of.+leather suite 60,000 baht+ 2 28 inch TV .2 DVD.1 HI FI + 2 leather recliner chairs in the bedroom.selected floor tiles. 5  floor to ceiling mirrors, makes everything look twice as big ( except my cock ) even down to slippers & bathrobe's. if you can think of it, it was included for 2.3 mill. mention my name if you call round.

Hi Dave! So, we are not only in one building, but the same floor  ;) OK, I have not a fancy one bedroom, just a studio, but it fits to me, as I am just a tourist for the winter months. And maybe I will rent out for the next year as I made in the last 6 months. Anyway in this case  I will rent an other studio in this building. I can say to you after a long-long search that you made a great deal. Hope so to share a beer on the balcony with you  ;D You are the 5th owner I "met"  from the building and you are the first not hungarian,  :D
