I had a very simple breakfast at the Balcony on Soi Buakhao a few days ago but I went there today based on Evil's report on the venue. Had a fresh shrimp cocktail - I say fresh because the shrimp was indeed fresh out of the water, then roast duck and wine, finished with a coffee. Everything was good or I must say excellent, if we consider the prices. I also enjoy sitting practically on the street, watching the world go by. The constant smile on the very nice waitress was a bonus that is hard to forget. I shall make a habit of going back at dusk when the magic hour hits as long as I am staying on Chayaphum, a 2 minutes walk from there... -

I agree. Most people I know likes to munch on tartines before the meal, including myself. To me the best tasting butter was the President brand from BigC, both salted and unsalted was very tasty. -

Seems like they're very keen on listening to the crowd. Also the staff is so eager to please you, I wonder if they introduced penalties in case someone fucks up .Everything was stellar - well, except for the butter. It just doesn't taste that good. I don't care for the salty or not issue, though. "OK, I finally made it today, arrived little after 18:00 to beat the dinner crowd, sadly there was no crowd to beat, however a fair number of customers showed up by 19:00 but far from full house. Low season, I guess but as more people will be aware of the place, the numbers will improve. I decided to sit outside despite the heat, I like to watch the street, since I was alone. I ordered the smoked salmon starter and the rib-eye steak (medium rare) with peppercorn sauce and baked potato and a half carafe of red house wine. The staff is very attentive, refreshing to see this being in Thailand. The smoked salmon starter - delicious, as expected, nothing wrong with the dill sauce, a little rich for my taste but I took care of that with a drop of lemon and some balsamic vinegar. In fact I could use some more fresh dill in the sauce but some people would surely protest that. Smoked salmon could be eaten alone with some bread an butter and capers, if you don't like dill, just don't touch it. There's a little cut onion/tomato on the side - a perfect combination. Gerry came out to greet me, then Ian and finally Yuri, all great guys, eager to hear what you have to say about the place. I am in heaven but my steak didn't come yet and I haven't had a good steak in a very long time. Smoked salmon is asking for dry champagne but let's not get carried away - I ordered red wine for the steak that was coming just as my stomach started to settle, the timing was perfect. The house wine is excellent considering the price/value aspect. The bodegas cabernet merlot is no mouton-rothschild but an excellent wine for the price, in fact a bargain at 400/half liter. My steak has arrived, baked potato and sauce on the side. I am not a great fan of steak sauce for it tends to take away the taste but each to his own. I have friends who drown their steak in sauce - it's good to have a choice. It is a good sauce, so I pour some on my potato while looking around if anyone sees me, being a pig. The steak is simply the best I've had in a very long time. Tender, pink in the inside and nicely charred on the outside, just as I like it. The meat practically melts in your mouth and I feel like a fucking pervert - which I am but in a totally different context. I didn't eat all day, because there's no other way I can have both a starter and a steak dish at the same time. Still, there's no room for dessert so I order an espresso as a perfect way to end this dining experience. Will be back." -

There is a huge difference between the two. If I had two apartments to rent, I would do exactly the same as you but this is a small hotel on Soi Chayapoum with 40 rooms that caters for tourists and also acts as a short time hotel for the massage girls, featured on Agoda and a few other sites as well. I just wanted to point out that during my 12 years coming to SEA I never had to pay more security deposit than 1000 baht, which was usually returned to me or was used against the minibar. In this hotel there's no minibar but they do charge 10 baht for electric which they pay 3-4 baht which in my book is a borderline scam but explains why they come up with a rather large deposit. Let me just say this - if I made my booking through Agoda, I would end up paying approx. the same or at least I hope so and not more. The reason I prefer to pay the hotel directly, is that this way we cut out the middle man but I'm afraid in this case it might not have been the wisest decision. Again, we're not talking about apartment, it is a 20 some s.m. hole in the wall room with a bed and a fridge.

Apparently the way it works, we read the meter when I move in and again when I move out. They charge 10 baht per unit, the very highest in Pattaya, so no need to wait for the bill which btw will be much less, than what I will pay. I still took the place because all the rest I looked at in the same price bracket was crap, plus it is practically new with a fairly large space.

I understand that perfectly Mick, but this is a 30 days rental. Pretty much like being in a hotel. Guess I've heard too many stories about landlords in Pattaya who refuse to return your security deposit...

I will be taking this thread out of the grave to ask a question: I am renting a place for 1 month on an 8000 baht monthly special and much to my surprise I am asked to cough up another 8000 for security deposit that I am told will get back. I smell a rat for never been asked for a deposit so high on a short term rental. Is that normal or something to worry about? The place is OK and has a fair reputation, It's KJS House on Soi Chayaphum right across from Lolitas. Anyone has any experience with the place by chance? Much appreciated in advance.

Well, it;s good for smoke outside - if you're a smoker - or having a morning coffee. Also to hang your clothes to dry or growing plants. Better than nothing.

As for the kitchen, don't have the answer, I'm afraid however I have no problems with the space, in fact quite like the setup. Love the anchor system for the sole reason that my toes are safe while cooking...

It's on the 6th floor, facing North. The management fees are 45 baht/sq.m. - 26000/year. I took some pics of the small balcony, sorry for the bad weather this morning but gives you an idea. It's definitely not suitable for outdoor sex...

That is correct. Concealed aircon in both the bedroom and living room. It's building E and the unit was hardly lived in, I moved in less than a couple of weeks ago as first occupant this year. Here's the floorplan
