Small Country - Big Real Estate Opportunities As far as real estate investments go, Singapore is an extremely small country, so land shortages are a real issue. The entire country is only 692.7 sq km (that's smaller than some of the lakes here in Florida). Naturally, with such short supply, and booming demand, Singapore offers some fantastic real estate investment possibilities right now - especially in commercial property. Let me explain. Especially if you consider these figures: London (West End) rents for US$17.67 per square meter Tokyo rents at US$12.14 per square meter Hong Kong rents at US$9.69 per square meter New Delhi is at US$6.82 per square meter and New York is at US$5.17 per square meter During the Asian Crisis of 1998-2001, Singapore ranked 64th in office rental levels...so they are rebounding. But, still, if I were in the market for an Asian business hub with first class amenities and a well-educated English speaking labor pool, I'd make Singapore my base of operations, hands down. To be sure, investors are already catching on, and commercial property rates rose about 50% last year. But even with the increased rates, Singapore is still dirt-cheap compared to many other locations. Also the shortage in available commercial real estate means that rents will continue to increase. The shortage of commercial space will continue through 2009 because although several new buildings are currently under construction, there will be no real increase until those larger projects are complete. Coming Soon: Mass Business Migration to Singapore? Besides the current commercial space shortage, there is another factor at play that should guarantee rents will soar. Singapore offers such a lucrative business environment, I believe that many Asian and European businesses will start moving operations or establishing branch offices in this region over the next few years...at increasing speed. It's already home to most U.S. multinational firms doing business in Asia. Singapore is also attracting financial firms from Switzerland, who are looking to set up shop outside of the EU tax withholding net. And Singapore is already becoming yet another "gateway to China" - it's just as competitive as Hong Kong. Singapore offers one additional bonus that Hong Kong can't match - in addition to lower rents and a lower cost of living - Singapore is nearly pollution-free. Meanwhile, Hong Kong is becoming plagued by a constant layer of smog thanks to the factory expansion across southern China. Singapore's clean air offers a better quality of lifestyle that is starting to attract Hong Kong businessmen to relocate their families (and companies) to Singapore. Our friends in Singapore at CBRE Research, believe this trend is likely to accelerate. It looks like Singapore might be giving Hong Kong a run for its money as a global business hub. Already the demand for office space surged 20% in 2006. And, if current demand continues and even a moderate number of new companies move their operations to Singapore commercial rent prices should continue to soar. How to Play This Trend of New Singapore Office Space If you don't have several million dollars lying around to purchase an entire commercial office building, there's another option. You can access the commercial market by investing in a single floor of an office building, (or half a floor, in some cases). Plus, to lower your overall investment risk, you could buy these units in a partnership - with a group of friends or associates. Plus, it's relatively easy to have your property managed by one of several efficient and reputable firms. It's nearly a turnkey solution. Personally, Asia is very exciting, but you can't rush in. It's critical to do your homework and build a good relationship with key players in the region - including a reputable local attorney and real estate broker. Plus, if you are serious about accessing the real estate market, you should start by moving liquid assets into the region in advance of your purchase. And You know something YOU could be right. However any traded type enviroment is High risk to a certain point. With that being said You have to look for the right fund"s and or managers. RJO Futures in Chicago Comes to mind Over 100 years of trading under there belt. Managed Forex funds have Done Outstanding the last 10 years. 1st trust deeds with the Right company have brought in 12-15 % yeilds for years also. There are many option to gain 13/22% all over the board,Biggest problem for most is the CASH needed to get in. You need at least 100K To make Real money. My portfolio have Done quite well over the last 4 or 5 years However it took me many to make and save that money to get there. Not to mention I have High Risk patience Many Investors CAN not handle that type of Storm if it goes wrong. Point is this. THERE ARE many ways to make VERY good money with High risk. However anything in todays World Is not safe anymore. Talk to me about getting a Defense contract Is that High risk and under scruinty also ????? OWEN With All Due respect You have No idea what You are talking about here at all ,You are way out of yoru league by leaps and bounds. First off most if not all major Corps in america Have a great deal of thier portfolio in these same Excat funds and Not to mention Most Have tens of millions in Forex funds all over the world. Citibank at any given time has up to 600 to 8oo Million in Forex currency alone. All major companies with worth over a Billion plus have many Forex, future and or Real estate holding"s all over the world. The gentlemen that run the trust deed company in vegas hold upwards of 60 million at any given time on Two major banks in vegas alone. Please stick to what you know BASIC Low yeild goverment bonds and 401 k"s. High yeild gains can and ARE made all year around and the Risk factor on a properly placed investment with the Correct fund managment team in charge is as if Not safer then any stocks or CD"S THAT pay 5 and half %. There are many future funds that have done Quite well over the last 5 years + Most have returns on a yearly yeild right in the 21-25% range ,All of them are at least 50 grand min"s thu Nothing under that. I have been using High yeild investments for years, It has been good to me. For many the Risk is not worth it. However I have still havent to this DAY IN AGE Found anything that You cannot lose in the long run. I traded for close to a year ...... First off if You are not working with at least a 75/100 pip stop lost YOU have No business playing in that arena until you have at least a year under your belt. Working with such tight stop lose is insane YOU will never make any money ESP if you are using a mini account which I assume you are. Paper trade for about 3- 5 months then open up a standard account and GO .......... Using a mini is a waste of time and once you get to a standard you will have VERY bad habits as a mini si a dollar a pip and a standard is 10.00 per pip NOT TO MENTION MONEY MANAGMENT IS EVERYTHING. NEVER MORE THEN 3-5 % OF YOUR Account balnce per trade. Once again attempting to make 10/20 pips a trade is an all day scalping practice done by many and yet Most bust out faster that way then setting up for a 100- 150 pip gain ESP on double tops and bottoms Learn the patterns first Start with Trend continuation patterns first Such as Channels Flags Traingles and pennants ..Once you master those then you can move up to Trend reversal patterns such as tops and bottoms and 123 "s ...... Trading Forex is a Lot of work and Needs time to master 2 years MIN............ THERE ARE NO SHORTCUTS IN TRADING FOREX, AND YES You can make a LOT OF MONEY ONCE YOU MASTER IT WORKING ABOUT AN HOUR A DAY. Good luck Mrstein

Forex and 1st trust deeds are the ONLY Way to go. Many currency funds are having gains over 30-40% for years now.Up till 1996 you had to have 10 million just to play in the game !!!!!!!! 1st trust dees placed in the correct company can net you gains pre-tax of 12-13% annually. Forex in the right fund the Sky is the limit. I know of 2 funds in Forex one by RJO futures out of chicago that are doing Net gains of 24-28% yearly for years now. Once again Folks who have limited knowledge of these instruments ALWAYS Protest them. True wealth can be built quickly if You have 400-500 grand to start YOU will never work again and Live a Nice lifestyle pretty much anywhere ESP in the LOS you would live like a Small king. Stocks,Mutual funds Ira"s and Etc are a waste of time,Esp in the USA sector right now. Returns annually Esp when you take out commission"s and taxes You Yeild Nothing Just a tad better then a bank cd. USA Cap was offering way out of contol rates upwards of 17-19% all the time in the paper not to mention the loans were never serviced by a third party not to mention they would not pay you out on time unless you requested writing 30 days before the trust deed closed. Also the orignal partners would take in all the monies owed and reinvest it in personal loans that they had NO business doing. In other words the investors jumped in on the GREED factor and Got stung. Just for the record most if not all of the investors monies are still there and are being handled now by a BK judge. 12% and under you usually can be somewhat safe Over that and problems can come. YOU forget to metnion to the board how the mortage company has been doing 1 st trust deeds since 1968 with NO Problems are all ???? This is true ....... However thru my own investagations I have found a few solid 1st trust deed companies that are very reliable and you can watch your money at any given time if so be,,Not to mention the loan is handled thru escrow via a servicing company such as a weststar or such. Muncipal bonds that are double AA paper can give you solid 8% returns also. Its all about the base points and tax bracket ......... To make 12% annually is great however if your tax bracket is upper to low 30% it could hurt bad ..... I would suggest setting up an LLC and running your money thru that instrument as tax liabailty would be much less. Mrstein

Its a nice thought ........ However CD"s as safe as they are really do not pay much 5-5.5 % That isnt very much at all. If trust deeds do not suit your fancy I am sure you can look into many avenues that you can at least gain 7-8% without much Risk. RJO futures out of the Windy city could do at least 9-10% annually with 400k and the risk would be moderate at best. Cd"s are instruments for folks who never want to get to second base, Nice idea Owen has but you will never reach any type of True money. However to have a Nice life you will need a wee bit more then 5 % return. Mrstein

So every 3 years if you handle your money correctly and stay can live an awesome lifestyle YOU ARE SET FOREVER and not to mention you will beat inflation hands down till you are toes up in the box. 400 grand to start and every 3 years you are adding and extra 54 grand to it by year 9 you are working 512 grand at a return of 12% is 61,440.00 a year or 5,120.00 a month. 5120.00 * 40 baht a month is 204,800.00 baht a month or 5120.00 * 52 P=266,240.00 P a month. If I could add My two sense here.........A quick rant about each place. I have traveled throughout a great deal of the Philippines more so then Thailand However knowing what I know and seeing what I have seen. Thailand makes more sense. Cebu USE to be nice now it’s a complete Shithole DO NOT LET anyone tell you different. I was there about 7 months ago for about a week or so it sucked Traffic was a Nightmare It smelled the malls didnt even have Air con working I know hard to beilive but true. Would only go back there to travel thru as a Hub for Diving throughout the rest of the country. 1 day stay over Only. Manila Forget about it you might as well live in the ghettos of ST Loius before moving to Manila. AC is a great little town to whore in for about 5-7 days tops To live there long-term you would need to get your head checked Most the Ex-pats are complete Losers not to mention the town is small dusty and the AIR can and WILL Kill you. Boracay is awesome beach town in the Philippines However long term stay No way nothing to do at all. Subic is nice and fairly clean and infrastructure isn’t Too bad however once again Not much to do but its nice and cheap. Tagatay is VERY nice in the Philippines However very Little Expat community and once again the boredom will kill you. Dumugatte is also VERY Nice and the college gals are cute However Very limited on actual things to do on a daily Boredom would kill ya . Thailand on the other hand Bkk Big city lots of pollution and a True rat race However lots of cool shops and neat little hangouts not to mention Tons of girls. To live thu pricey and like living in a Big city such as New york . Pattaya Great town Good infrastructure lots of Ex pats and tons of things to do and plenty of girls However like any Busy touristy event it can get to you with all the winners coming thru. I think to make friends with Local Ex-pats would not be a problem. The longer you live there the better deals you can find and learn your way around the key in Pattaya for long term stay is everything in moderation. Keep cool with everyone and you will enjoy your life Become a local jackass and Bad Karma will come knocking HARD…….. Phuket IS a great place Very clean? However a bit pricey not by much but it does cost more overall to live there However it’s a bit smaller also I have notices maybe its me I don’t know But the weather there IS Brutal compared to anywhere in Thailand Its Fucking Hot and Humid No Joke. Lots of cool places to hang out in and plenty of action Nice golf courses also, To find a nice place to live can be a bit of a challenge thu not as much as in Pattaya. Lots of girls did I mention that hahahhaaha……If you like Ladyboy”s Live there. Ko samui Only been there once a few years ago …. Small Island and not much to do on a daily basis. Never been up Northern Thailand so I cannot comment on that. Keep in mind thu find somehwere you can do things on a daily and enjoy your life thru a bit of Interaction with people. I do realize as most of us get older WE do not need or want as many friends,However its still nice to know you can go out from time to time and meet up with some of the boy"s. If you wind up in a place with very littel interaction and nothing to do Your brain will go numb and YOU WILL DIE MUCH SOONER. Unless of course you are wired like the unubomber was ??? More curious then anything,Actually I think it would help some of Us for future longer stay visits. In Pattaya What would be considered the Best overall long term Hotel. IE: for stays 2-4 months at a time. I know years ago Mac horn would always claim home to the whitehouse Hotel I have been thru there as of about 6 months ago No Thank you ....... Tks Mrstein

From what I am reading and hearing from many Crime is on an All-time high in pattaya ?????? I am wondering overtime is this going to Kill off a lot of locals who are living there and ones who are thinking of living there. I was reading this on another board today and it seemed to me that Shit was getting a bit out of hand with the Drugs and Gangs and that many local farangs are now being singled out for Acts of Crime. One Big issue everyone is forgetting. Once you have everything paid for such as owning a Condo or such You living costs can drop quite a bit. Most are adding in the fact of Monthly Rent ?????? Buy a nice condo for 40-60 grand Us $ pay it off 100% and Now you just put 10-20 thousand baht a month in your pocket. If you are going to stay Long term anywhere for that matter its much better to buy then to rent as Your costs are cut in half. If you show up in Thailand or even the phillippines and buy an place outright You could live Very nice for about 1500.00 a month US $ For sure. That inculdes a couple of barfines a night ....NOT TO mention most long term stayes get a Full time GF fast and that cuts down on barfines dramatically. I have never MEET Anyone who has lived in Thailand or the philippines long term that is single for Very long at all. I still think many of here are thinking in terms of a Vacationer instead of living there as a local sort of speaking. In your host country DO you go out everynight and chase Whores and get drunk ?????? SO much misinfomation or maybe I should say Mis inputt on these types of posts all the time. Once you core expenses are paid or somewhat fixed to a certain degree you can live anyhwere in the world fairly cheap. Biggest problem Discipline on Spending the CASH. I live in LAS Vegas My home is paid for 100% and my bill s every month inculding food are under 1000.00 a month. Thailand is 50-60 % cheaper to live then Vegas. AS far as what ones needs to live forever on is debatable at best. 800k in total monies invested Safely could earn you 7% a year in intrest earnings thats about 55k a year give or take US $ One could live on that FOREVER without ever touching the Orignal principle. Step up to 1st trust deeds and such and Your earnings can sky rocket to 10-13% Fairly safe over your lifetime. Inflation Would never Upset your 55k a year if You live on discipline of your cash,Biggest mistake for most OVERSPEDNING. 401 and Ira"s are Bullshit for most .........Unless of course You have 30 years on the same job in Todays Global world that is a THING OF THE PAST. If the economy was to collapase Your stocks and bonds would be worth Shit as real estate would still hold value and have a chance to spin upwards again. Any paper wrriten on a fortune 500 company wouldnt even make the pink sheets as a company in BK usually doesnt come back with flying colors. Any investments in which you have over 500k You can and WOULD FOREVER live like a King if you control and have displine with your monies. If you had 1 million dollars You would never have to work agian and live like A Prince for 1000 years at 10 % returns and living on half of that money earned. Esp if you earn it in the USA OR UK and live in Asia You wouldnt be able to spend the intrest unless you were just a Jackass with money.
