buying and rental returns

:clueless Hello, I am looking for some help regarding buying and then rental in the Jomtien area.Looking at buying a Condo with a view to rent out. I have visted various sites with agents,of course they say all are excellent for rental.Do any of you guys have experience of rentals.Need to know what is the best size, one or two bedrooms, security,pool ect.I have been told that one bed studio type with pool seem to go well.Also, how easy to rent out,there seems lot of rentals around so is the market saturated.Looking at between 2m to 3mBaht to spend .Would appreciate any input ED

Buying a condo for the reason to rent out is dumb. Buying a condo as an investment with the hope of the increasing prices is questionable and risky. Buying a condo to have a base is a good choice. Renting out also a risky thing as the visitors sometime ruins the rooms. ( Even more risky if you are not in the city, because the office will not be sensitive about the condo's condition ) Renting out is easy from the middle of november to march, april. The rest of the time is a poor chance, even with the reduced prices. There are also a chance that the office will rent out the condo, say about the lack of the customers and stealing the money.

If I were to try and buy a condo for rental purposes, I certainly wouldn't go out as far as Jomtien. Punters want something near the center of the action, like maybe Markland or similar.

 

For once I agree with some of Gabor's comments. And I believe that he has a condo in View Talay(?) in Jomtien.

Irishman, you are right, my condos are in VT2. Short time visitors will not seek a condo, they will be find a cheap hotel. Condos are a choice for long time visitors. Long time visitors don't have the pressure to shag 102 girls a day, they may live in a more restful way of life, that's why they prefer Jomtien instead of Pattaya. Renting out a condo in Pattaya is a really cheap way of life, so even worst investmnent for the owner.

Hi Gabor,

 

I only mentioned the Markland because I have a friend who owns a studio there and was living in a house with his girlfriend. He had absolutely no trouble keeping it rented year round even during the slow season. Typically, a punter would only rent for a month or two but with having advance notice of the forthcoming vacancy, he would advertise and have someone to fill the condo as soon as the previous tenent moved out. Thus I think it would be a better choice for a rental unit than VT where there are always many vacancies trying to get noticed by a perspective tenent.

Fast.......check out the jomtienbeachresidence.com it is 50 yds from the beach in Jomtien and the prices are right in your range. The developer is the same guy who owns the Residence Garden and a couple of other places. He does a good job and understands how to run a business.

hello , well i dont have a condo in pattaya but i do have a house, however i dont rent it out for a few reasons, one its off sukhumvit road (which is away from the beach and bars), also for the rent id get for it about 9 or 10 thousand baht a month, its not worth the hassle for me. sure if i was to live in pattaya id consider buying a conco for renting out, but youd have to "keep an eye on it" all the time youd have to find people to rent it out etc etc! so all in all it would be too much hassle for me! but i have friends in pattaya who have bought condos for rental purposes, theyve told me its all about location! whaich makes sense to me! also they say to try and buy a "corner" condo? (i guess itd have more light cooler and a bigger balcony?) anyway good luck to you mate!
