Nice Residential Areas?

We're a retired British couple who have spent the last 4 years on both Phuket & Koh Samui. We're now considering a stint in the Pattaya region while we explore the eastern seaboard. We are planning a trip in the new year to get our bearings as we are not very familiar with the area. Any advice/opinions about which areas would be suitable for us to look for a house to rent long term would be much appreciated. We like a quiet life away from the hustle & bustle, but within reasonably easy reach of shopping & amenities.

You will have no problem finding a place to live here in Pattaya as there are many neighborhoods that fit your description. A google search of Pattaya property rentals should net you some good results. The Pattaya Mail website has a pretty good classifieds section, many brokers list here and therefore their listings will be somewhat higher but using their services may be a good way to get started.

What's your budget?

 

If you can afford it there's some great condo complexes with excellent ocean views from the Royal Cliff area down to Chomtien. Nice and quiet, good security, etc.

Ideally we'll be looking for a house with a garden. Our monthly budget is moderate at around 30 - 40k per month. We are keen golfers so are looking forward to playing on the many courses in the region. We visit Bangkok quite regularly so it would be ideal to have easy access to the expressway, so we are particularly interested in residential neighbourhoods in outlying areas.

We have looked at some agents websites & will certainly make contact with a few of them - but its always nice to get the opinion & advice from 'locals'.

Every house complex on Sukhumvit road offer calm and good location, Central Park 2, Central Park 3, Greenville and Imperial. Usually the monthly rate is between 25000-50000 Bahts for a house with garden of 3 bedrooms on 2 floor.

The killer factor will be whether you will have your own transport. Pattaya only really has songtheaws (baht buses) and motorbike taxis which may not suit you or your location.

 

I'd come over as you say and get your barings and then look at agents offers. Don't believe what they say, some agents routinely list property at double its real value or rental potential. I live here in Pattaya and have literally laughed at some agents when I tried to negotiate.

 

If you don't want to get transport of your own, somewhere like Chateau Dale off Thepprasit Road may appeal. A few minutes to both South Pattaya and Jomtien with a handy 24 hour supermarket on your doorstep.

Sukhumvit Road calm location. You are joking. A good area if you have a death wish, or want to commit suiside trying to cross road.

Suksabai Villas at the very top end of Soi 17 is quiet and relatively crime free. You can rent a house from 15K baht upwards per month or purchase for 2.5 million baht upwards. Is convenient for Pattaya Tai & Thepprasit Road: Jomtien is reachable. Living the east side of Sukhumvit is not recommended. The highway is more effective than the Berlin Wall was.
