Chateau Dale Condo.... Jomtien

I am looking to rent a new condo. Currently, I am living in the View Talay 2 (Building A) but I have a small studio of about 48 sqm. at a cost of 16,500K per month.

 

I would like to upgrade to a one bedroom (double room) with at least 60 sqm. Where ever I end up, I'll need UBC, internet, and reasonable access to the baht bus routes. Plus a washing machine, exercise room, and or full oven in the kitchen would be highly valued. Ocean views and floor height are not big issues in my mind. I'm looking to stay below 25K per month and considering that I'm willing to enter into a one year lease, I think it's possible to find something around 20-22K.

 

Looking at the Fair Properties web site, it looks like there are some nice units in the Chateau Dale Complex. Has anyone lived there before and or have other suggestions? I need to find a new place by May 1st but the moving date is flexable

Chateau Dale was probably the premier place for that sort of money 4 or 5 years ago and I think it is still a fine place to live. They used to want stupid money for rents, really stupid and at a significant premium to the rest of the market. I guess they have come back now somewhat.

 

Here is one for sale or rent, but much bigger than you want (118 sqm) http://www.thailand-condos-for-rent-or-sal...ttayacondo.html Sell at 6m, rent at 40k. That rent is 8% and I reckon you could get it cheaper as it is only one bed, though a very large one bed. Not sure you'd get it for 30k which would give them 6% return on the 6m price but if 5m and 30k, then perhaps ?

 

Look here for some ideas. They are very near you !

I rented a one-br condo there a few Years ago for a Year. I did like the complex, and everything was fine for me. I think I have paid 23000 a month. Moved out because I could rent a nice house for even less money, closer to main Pattaya.

 

Guess you should be able to find something in your price range.

it is a nice complex, i lived in the thabali condo units, which are very different to the regular units.

 

it is expensive though, but you're now in a expensive condo to, paying 16.5k for 48m2, there is a unit at alan bolton which is 60m2 in thabali for 20k. it sure does beat the crap out of VT2

A point not missed. The OP seems to overpay on condos by some margin.

 

Just had a look at Alan Bolton's website and he's having a laugh. Studio condos at 22,000 a month :bigsmile: and so forth and that Thai Bali one seems to be misrepresented as it looks like a studio, not a 1 bed (bedroom and living room all together and sofa is 2 feet from the TV !).

 

Better to get a house.

1st, Torrenova, thanks for thr info in the PM you sent me. But, I had to pass on using it because I found a new place through another source.

 

2nd, I've heard from a couple of guys that I have over paid for the place that I'm in... on the other hand, from what I've seen the rent on condos is often tied to how well they are fitted out. Not that I think this means that I have actually had a decent deal over the past year. But I have seen studios here in VT2 that run from a low of 10/12K to a high of 18/20K and often it comes down to how it's fitted rather then the size of the unit.

 

3rd, with regard to the Chateau Dale complex, I ended up having to give it a pass. Several reasons, but the main problem was moving my girl away from all her friends in our current building.

 

Last, I'll be posting on the other thread the details of the new condo that I'm moving into. Let's just say, that I am VERY happy with what I found and don't want to risk jinxing the deal to I have inked the lease.

Bloody hell you are under the thumb. Moving from VT2 to Chateau Dale which is all of about 500m was too much for you, sorry too much for your bird ? You'll be telling us that she chose the condo next !

 

The price of studios in VT2 has more to do with their respective size. The standard sizes are 37sqm, 41sqm and 46sqm. As the largest is some 24% bigger than the smallest, it stands to reason. Quality does affect price for sure, but you would never pay twice the price based on how it was fitted out. I do think you overpaid but many do. Best of luck in the new place.
