Ok guys, thanks for the replies. I just got back from Chieng Mai (that is how they spell it). First night was taken by the (Airport Meter Taxi) to stayed at Lai-Thai Guest House.. it was a smelly dump! for Bt650. Next night moved into VEPA house .... much more cleaner place for only Bth400 for a room with a good fan (aircon Bt500). People at reception very friendly..only a cleaner lady who I think was having a few bad day. If you shop around it is easy to find a good & clean place for a good place. I would not recommend those Places like Pingporn and others as I think they are expensive for low season.
