As ever, it depends upon birds and booze. The more of those you want, the more cash you need. I can't be bothered to work out another breakdown but 100k per month is ok, less if you can make capital purchases outright (house, car etc.) Watch out for inflation. -
It was originally know as the "cheap charlie soi" and with good reason. Everything was cheaper and the people who stayed there would rather have cheap prices and shit quality than good quality at realistic prices. That has changed somewhat. Prices are still cheaper but Walking Street is the "West End" of Pattaya. Budget accommodation is available but to save a couple of hundred baht a day would not make it worthwhile as getting back needs a private hire bus or a bike (coming down is easy on the regular route). UBC is expensive unless you have it in multiple rooms (like an hotel). Something like 2.5k per month in fact. You can go to Yensabai but you could also try the View Talay condos. OK I live in one but I have been happy here for 1 1/2 years. Many adverts on the bulletin boards in the reception in each block. You would then be dealing direct with the owner.

Depends upon how long into the future you are talking. A couple of years ok, but 10 years plus and your 4k will, I suspect, be the lower end of what is required.

As Steve says, exchange rates will fluctuate. Against GBP/USD/EUR the THB has appreciated by over 10% and is likely to increase further in the short term. The best rate for GBP was 78 compared to a paltry 66 or so now. Thats a lot of lost / gained income over large amounts. The prudent thing to do would be to make sure that any financial plans include provision for inflation and reasonable exchange rate movements. Don't even worry about it now but likely transfer of a sum to fund capital purchases and then income stream as you receive it, most likely managed through the internet. The rules on what you have to do visa wise post retirement are likely to change numerous times if you are some way off from retiring.

Yensabai rooms are in multiples of 40sqm. I looked a couple of years ago and turned it down, not because of price or the rooms themselves but I did not feel comfortable with the walk from 2nd Road to the condos. Too many people with no obvious reason to be around there at night. I have seen also in recent months that prices have gone up. To be honest, anything at 10k or above there is way overpriced. Bt8k or thereabouts for a good quality room would be fair if you can accept the security aspect and really want to live that close. Centre condo is another option but it has a reputation o

My girlfriend's sister is back in Thailand from Holland and after spending some time with the family, she wants to come stay in Pattaya for a week. She has a couple of kids with her western husband and needs a 2+ bedroomed property for a week. A communal pool would be ideal. Unfortunately a condo will no do. So if anyone has such a property or knows of one which we could rent, then please let me know. Thanks
