As you may have noticed from a a few other posts I am toying with the idea of buying a condo .....I will do ....the only questions are what, when and where Northshore was tempting but at + 8 million now 12 million for a 2 bed unit expensive. Can BM's out there give me a pointer as to recommended buildings / locations and likely prices for: - 2 bedroomed condo say 90 to 110 m2 - location Pattaya, either North South or Central - not too far from the action - reasonable to good quality - good views and if possible a sea view I have looked on the estate agents websites and seen Condo's advertised in Wongmat Beach and the buildings in South Pattaya but I don't know which building is which and what are the good buildings. The condo would be my main home. I work in the oil and gas industry (12 weeks on and 2-3 weeks leave) and need somewhere as a base when I am on leave. For some guys the prioty is affordabiity but I am willing to pay a bit more for the comfort factor / view (but not too much). Also I don't want to travel into Pattaya to enjoy myself and I am fed up with staying in hotels. Will be in Pattaya in September to have a good look round then but any help / advice before then would be appreciated.

Hi doolish, I am thinking of a house for the TGF for us to live in when we go North, don't want to spend too much but want to give her some security for the future. How much would a house / bungalow cost to buy .... sorry if this question is a bit like "how long is a piece of string" ... what we would probably do is buy a plot of land in her village and build a 3 bedroomed bungalow or house ...western standard but nothing fancy and not too large.

Hi MB3house, For me the decison to buy an apartment like Northshore and thus pay a premium over the market rate is down to personal choice i.e. location, view, personal enjoyment etc, yes I would pay a premium for pleasure ....say up to 70,000 THB per m2 but not the crazy money that speculators have driven the price of Northshore to now which based on asking price is over 100,000 THB per m2 Your comment on release of Northpoint is very apt ....Raimon Land were promising to release the Nortpoint Apartments for sale in the 3rd week of June and to my knowledge haven't done so (I am registered with them). It being Thailand someone will probably have a scam going and all the best units will probably be "sold" before the general release. I have no evidence to support that last statement just a "gut feeling" . Will send an email to Raimon Land to enquire what the status is.

97m2 at 6,000,000 is about 63,000THB per m2 and more in line with the market for luxury condos in fact towards the top end Not sure if the 5% return is enough (condo managment fees etc) so the real value of the aparatment in investment terms is probably less than the THB 6,000,000 I had a look at the advertised asking price for good quality appartments (wongmat beach etc) and they are in the range of 53,000 to 66,000 THB per m2, so if we assume a 10% negotiating margin the true rate is somewhere between 48,000 and 60,000 THB Northshore resales are on the market for between 92,000 and 105,000 THB per m2 View Talay asking prices are 35,000 to 45,000 THB per m2

she is .... i walk away with nothing ... but at least its a clean break no ongoing maintenance payments ....kids are all grown up one of those corner northshore apartments would have been fperfect ...just see myself now .....TGF bent over the setee and me admiring the view over pattaya bay while doing the business

THB12,000,000 for a 2 bed unit which are about 117 m2 is THB 133,000 per m2 and above expected for grade A condo prices ina good location which I think are in the range of THB 65,000 to 85,000 per m2 e.g THB 7.6 million to THB 9.9 million max. But then value of property is the amopunt a willing buyer is willing to pay ..... That being said Northshore 2 bed units are nice condo's....if I wasn't going through a divorce at the moment I wuld have bought one myself at THB 8,000,000 million. It will be interesting to see what others have to say on the subject.

having seen the prices for rental it makes me doubt the wisdom of paying 12 million THB or so for a 2 bedroom in Northshore ....thats as much or more than some guys retire on

thanks BD but that would have been Northshore (the one near sois 5 / 6) Northpoint is the one on wongmat beach and is a new development, not built yet, I suspect Raiman land is holding back becasue of uncertainty in the property market

When I was in pattaya last time, was told the Northpoint condós would go on the markt 3rd week in June 2006. Not seen or heard anything. Does anyone have any info?

Tried beer lao in Gullivers in Bangkok and it was ok .... but the price at 110 bhat a small bottle was expensive and dearer than the heinekin. Made me start to think that some of the regular joints in BKK are expensive ....hope it doesn't apply to Pattaya

It is just before the England v Brazil match. Ronaldinho goes into the Brazilian changing room to find all his team-mates looking a bit glum. "What's up?" he asks. "Well, we're having trouble getting motivated for this game. We know it's important but it's only England. They're sh*te and we can't be bothered." Ronaldinho looks at them and says, "Well, I reckon I can beat them by myself-you lads go down the pub." So Ronaldinho goes out to play England by himself and the rest of the Brazilian team go off for a few jars. After a few pints they wonder how the game is going, so they get the landlord to put the teletext on. A big cheer goes up as the screen reads "Brazil 1 - England 0 (Ronaldinho 10 minutes)". He is beating England all by himself! Anyway, a few pints later and the game is forgotten until someone remembers, "It must be full time now, let's see how he got on." They put the teletext on. "Result from the Stadium 'Brazil 1 (Ronaldinho 10 minutes) - England 1 (Lampard 89 minutes)." They can't believe it; he has single-handedly got a draw against England!! They rush back to the Stadium to congratulate Ronaldinho. They find him in the dressing room, still in his gear, sitting with his head in his hands. He refuses to look at them. "I've let you down, I've let you down." "Don't be daft, you got a draw against England, all by yourself. And they only scored at the very, very end!" Good point about the taxes. Precison are upfront about it when booking so you have the chance to accept or decline. It very much depends on what contacts you have in Pattaya. Some bars can get good deals with hotels but the hotel walk in rate and is always more expensive than when booking over an internet agency. By way of example I just spent a night in Bangkok and was quoted THB 2000 by the hotel Manhattan by email and instead booked through Precision where I actually paid THB 1,300 www.precisionreservations.com same room, same breakfasts, plus you get points with Precision ...similar system to airmiles. The only down side is not all the better value (750 - 1500 THB hotels in Pattaya are covered by Precison). Check out Pattaya Sports Club membership, some hotels such as Areca lodge give a discount against the room rate if you are a member.
