Nirun grande Ville Condo

Has anyone ever stayed at Nirun Grande Ville Condo?

they are on Soi Arunothai off Pattaya klang (somewhere between 3rd road and sukhumvit rd)

Any information on the condos would be greatly appreciated

Good prices. Awkward location unless you have wheels....which I don't recommend. The furnishings are unpredictable as they are furnished to the owners taste, or lack of it. If you are looking for long term rental, the prices can be quite attractive.

Of course its Guest Friendly.............BUT it's one of the worst condo blocks in PTY, don't book it untill you have had a look ...plenty of better places (READ safer) Lots of washed up farangs in the block and some not too nice Thai's .

 

View Talay or one of the mant place's on SOI Bukhow........ but the best advice i can give is book a hotel for a couple of days and look around for some where that suits your needs and budget!

anyone else heard this condo block is so bad? I have been offered a good long term deal on this and the location is ok for me, but want to get some more info on if this place is that bad? thanks for your help guys :D

I live in a rented townhouse very near the Nirun Grandville Condos and drink at Shagwell's which directly opposite the condos so I know a lot of folks who live there.

I would not rent at the Nirun without first seeing it, the surroundings and the actual unit you'd be renting, especially if you're going to be making a long term commitment. If you can, rent a room at Shagwell's for a few days and get a feel for the area. Friendly bunch at the bar esp. Sat and Sunday for football on TV.

 

Many of the guys are long term stayers and/or repeat tenants. Some who've rented initially have bought units either to live in for themselves or for rental income. I've never really gotten the impression from anyone I've talked to who lives there that there are any issues regarding safety, at least nothing beyond the norm for Pattaya in general. I'll have to ask some of the guys specifically about this. But deservedly or not it does have a negative reputation.

 

As Roy indicates the location is not good. For those who don't know it's off Pattaya Klang (Central Ptty. Rd.) - up to Carrefour and turn right on Soi 1 (aka Soi Arunothai) and from there about a 5 min. walk. Problem is the soi is very narrow and heavily trafficed as it eventually ends up at Sukhumvit and there's a large school about halfway to the Nirun which makes for even more chaos in the afternoon when school's out. There's hardly any footpath so walking is always a bit of an adventure. There are moto-taxis available if you're up for that.

 

With Carrefour and Foodland within walking distance shopping is good. There are baht buses on Pattaya Klang going to Big C or S. Pattaya Road but not at all as frequently as Beach or 2nd Rd. Coming back late at night is a bitch especially if you're pissed. A hired baht bus will cost a farang 80-100 baht from Beach Rd. or take a baht bus to Ptty Klang then another one up to Arunothai then either stagger down to the condo or hire a moto-taxi and hope you don't fall off. I haven't heard of anyone being robbed down that stretch of road but it could certainly happen as by 3 or 4 in the morning there are times when there appears to be no one about.

 

Cheap rents are the big draw here. I think 27 sq m units start around 4K with fan and maybe 5.5-8K with A/C. This would depend on furnishings and location in the building, DD phone or not and so on.

Thanks for your help and the info. I understand its a bit of a way out, but not too bothered by that as I think for the price it seems to compensate for that.

I have been offered a 36 sq m unit, newly refurbished to a high standard (will judge that when i view it ;-) ) and for a cheap rent too. Also have an option to buy

if i want...but that i will see as not committed to anything yet. I have a hotel booked for a few days when i get there (November) so it will give me a few days to look at the condo and area before i take it.

For the money i am not expecting it to be as good as some condo's at Jomtien etc...main thing is security i guess. If its no worse than most of pattaya then thats ok with me...nowhere is 100% safe as we all know.

I mostly stay out towards Jomtien anyway, and usually get a taxi back there, so would just do the same with the Nirun, that is not a real problem for me. Its cheap and I can have it long term with a few more facilities than a hotel room which is what i want.

I would be very grateful if you could get some info on the security for me...
