Hey everybody, Here I am again with a question about our rental house for the coming winter. Fair Properties is renting it out to us. I saw on their website that it is also for sale¡¡ Will they be "FAIR" with us? Does anybody have experience with them?

There are rule in Thailand that say you cannot buy a house (legaly)and can only own a condo,under certain circumstances.Do a search on this and other sites before commiting yourself to anything.

Get an attorney to assist you on the final purchasing process and make sure that there are no outstanding loans out in which the owner has used his house hes selling as collateral.. In other words a lein

 

Buy from a farong if you can

By the way the houses are the "most likely" to bet broken into if your not there for months at a time.

 

With a condo you put a big ass door and lock system on that and its still in tact when you get back.

 

Do not let relatives " take care" of your place. They have a tendancy to get to comfortable and you cant get rid of them later.

I live in Eakmongkol one, number four is the newest one in the Soi Khaotalo area. I look at the ads for the realestate companies and find that money wise I can do better on my own but I have been living here for several years now. I generaly ride around on the bike and call the numbers on the for rent signs. Some people are crazy how much they want you to pay while others offer pretty good deals, it just depends on the person. I personaly would look around a little before entering into any long term contracts, also you get a better feel for prices if you look around. I also prefer to look around because I can pick my neighbor hood better. I probably save 8,000 per month because I looked around.

 

Eakmongko 4 is a good village to live in, as far as rental cost I would say that for a two bedroom townhouse with A/C and full furniture can be had for under 10,000. Bear in mind these are the smallest units in that village and are the ones connected together on long rows. The two bedroom free standing ones that are a little larger should be had at around 15,000. Finally I have never heard any thing good or bad about Fair Properties so your on your own with them. one other thing you might try is the Pattaya Mail on line classifieds here pattaya mail

I agree with EDP its not a good idea to leave your house unattended for any amount of time condos are better for just holidays.the agent should have the right info on the place,but always get a laywer.

but give the house ago and work it out from there.and have a GOOD look around..

From what I read the OP is not interested in buying a house in Pattaya.

 

OP seems to be asking what their rights are if the house that they are renting in Pattaya from Nov 2006 til March of 2007 is sold.

 

And this is a potential problem for anyone who rents in Thailand. With the real estate market booming you may come home one day to find your landlord has just erected a big FOR SALE sign. It has happened to me and a couple of my friends as well.
