have a look at the site and be sure to look at the pictures.

http://www.sanya-apartments.com/

I did stay there for one month in february and wil go there again.

The owner, Louis, is a Dutch guy. Whatever you need, he wil try to help you.

You can rent motorbikes from him for 100 bat a day as wel.

The appartment-rooms are HUGHE. Facilities are: aircon, shower hot-cold, safe in the room, TV AND dvd-player (and many dvd-movies free to use !!!)

The fair is low, just 590 bath a day (no monthly rates) with 10% discount until

end of 2006.

About the location, it is on the market-place at the end of soi Buakaow, when you come from south pattaya road it wil be soi 22 (almost opposit if Friedship supermarket). There are some con's: not much taxis are running that way. Never the less, it is within walkingdistance (10 minutes) to soi diana.

Twice a week there wil be "market" on the marketplace, so, some nightly or morning-noice but not that much for killing you.

There is no joiner-fee, and the girls will say" wow" when they see the rooms.

On the same marketplace you wil find other appartments, some

of them wil be cheaper, you just have to go and take a look for yourself.

Around the aerea there are some bars and restaurants, and a 7/11 nearby.

My advice: have a loo-around on the site.

According to me these appartments are real hidden gems. For the same accomodation on a better location you would have to pay over 1000 bat a day for sure. But, the location isn't a real handicap beacuse transportation is cheap in Pattya.

Not trying to rain on your parade, but my experience there was very, VERY different. I guess NOT being from the US has a positive effect on Louis. Attitude from both him and to a lesser extent his son was the exact opposite.

Glad you had a good experience there.

I planned to stay there for a month in '05. Paid for the first two weeks. Left after 7 days.

'Nough said.

Pros - has great rooms

Cons - noisy when the traders are putting up there stalls from 5am onwards

pain in the arse to get to

the market square is pitch black at night so dodgy when walking home

The taxi driver they sent to pick me up didn't know where the apartments

were

OK, and just a few more thoughts...

1- they pound stakes in the ground to set up the soi bukhow market and it's deafening rightou outside your doorstep

2- the enpty dirt lot at night is filled with thai's blasting car stereos and racing motorbikes

3- the beds are harder than chinese algebra

I won't continue on with my list as I'm trying to be nice today! hahah

Hello, sorry to say, but, the situation has changed dramaticly.

Someone opened a karaoke next door and is paying the police to stay open late,

that is until 7 in the morning. They play their music so loud that, when you stay in the appartments, you wil NOT sleep unles you are deaf. And, also, the sanya-peoples wil NOT tel you that when you make the reservation, even more, when you mail them ask about it they wil say "there isn't ANY problem at al".

Then, when you arrive, you wil have to pay your ful stay in advance, the first day before the evening comes.

Later you wil discover about the night-noise. This happened to me: i arrived there and it was to late to exchange $$$ for bath. So they told me i could pay the next day. I slept (or didn't sleep at all !!) and made a complain to the sanya-peoples. I told them if the music didn't stop at 1 o'clock nighttime i would go somewere else. The next day they came on with the new rule: 5 days extra if i checked out before my reservation-date. I did not agree with it and told them, and did get this answer: if i would not pay the 5 days extra it would be the same for them as i didn't pay my bill and they would go to the police, with as a result, the police would notice immigration so i would not recieve my exit-stamp on the airport.

This is pure blackmail, and i wouldn't take the risk, and didn't have any choice but paying the 5 days extra.

I could have gone to the tourist-police.... ??

Anyway, be warned for these mafioso-practises. My advice, just stay away from them, plenty of places to stay in Pattaya, places with honest owners.

When you take a look at the sanya-site and check their availability, you wil see more and more white space

every day. I just wonder, wich place wil be gone first: the karaoke or the appartments...

The Thai kareoke was operational in '05 when I was staying there.

They would finally shut-down around dawn, and then three days a week they were pounding stakes into the ground with sledge hammers right outside your window about that same time!

When I stayed there:

-there were bugs in the kitchen and bathroom,

-the linen was paper thin,

-the beds were horribly uncomfortable for me. I woke with a backache most of the days.

-there is NO SECURITY because they leave the supposedly locked entrance to the apartments blocked open most of the day and night. that entrance is open to the dirt lot.

On the plus side:

-the rooms are quite roomy.

-the furniture is new and relatively unused (circa 2005).

-they are working to keep the place up. I saw lots of painting and repairs going on during my short stay.

I would never consider staying there or on the market lot again. But you can inspect it yourself (do check the noise level at night!) and come to your own conclusions.

I just checked their website....

"For regular guests we do not need a deposit. For new costumers a 100 euro deposit is required."

In this case, the customer/guest would seem to be bending over and taking it.

You can imagine the odds on getting that deposit back after you arrive.

I think this deposit requirement is relatively new as I checked the website a few months ago and I do not recall seeing it.

Yes, it's new.

When I made my reservation for May '05 it wasn't required.

The day I walked in he told me rather sarcasticly that he was surprised to see me since Americans all pull no-shows!

Quite a way to impress your customers: insult their country of origin with the first handshake?

I booked a week and stayed 5 days in April. It is too noisy. The Karaoke Bars make a racket till morning and then twice during my 5 days the people setting up their stalls in the market just carry the noise on.

The rooms were big though, but the shower had no pressure and the water took a few minutes to get hot. The TV and DVD were in good nick as was the TV cabinet. The lounge, which faces the TV is large and reasonably comfy for a while, but being vinyl is sticky and had about 5 prominant cigarette burns on it.

It was guest friendly. I took 2 girls up on a few occassions, but the bed was a disappointment due to the mattress being too thin.

The kitchenette was a mismatch of utensils, half of them rusting and the plates were dirty.

And finally, the towels and sheets were very thin and old.

I wouldn't even recommend this hole to my ex. STAY AWAY
