I have a 60 square meter corner unit in Ban Suan Lalana, Soi Chaiyapruk Jomtien. These are low rise units (five stories). Mine is maybe the best located in the complex. It is unit TA 320. (Third story) That's the first building and overlooks the swimming pool. It has a separate bedroom with a large balcony and a separate air conditioner. It is fully furnished.

 

It is leased to a friend of mine and his lease will finish in January. He plans to move to Chiang Mai. I have not been in the unit for more than three years so have no idea what it now looks like. I live upcountry and really don't want to travel back and forth from Loei to take care of it and look for a good renter.

 

This is NOT a distress sale. In fact I really don't need the money and may leave it empty for my own use when I visit Jomtien. I was offered two million a couple years ago. At that time I wasn't sure that I would continue to live upcountry. In any case the minimum I would take would be one million seven hundred thousand. No offers please.

Have I got a map? If you are serious about buying a unit especially for resale, you would do your homework yourself. Location and security are important items, maybe the most important. Lanana has great security and since it is located in a very large complex with many houses, it is quiet. No dogs barking and no roosters crowing. As I mentioned, this is not a fire sale. The monthly maintenance fee is a very reasonable 10 baht per square meter. That makes mine 600 baht per month. The maintenance fund runs a surplus and is very healthy. Electric is directly billed from the power company so no rip off rates. I leave money with the girls in the office and they pay my electric bill as well as the phone bill. I pay the maintenance six months at a time so there is no hassle for me.

With a Condo in a large block, there is very little that you can do to the individual structure, apart from modernising the fittings, redecoration and furnishings etc.

 

If it is run down inside, then I cant see the possibility of making a huge profit just by modernising the interior unless it in a good part of town and the strycture itself is in good repair and looks good from the outside. Refitting, does not cost a great deal for a small unit.

 

It is more about finding a quick sale for someone who needs to sell, and sell quickly, rather than wait for the price he would like to be asking. Sometimes, and outrageously low offer at the time, might be dismissed, but a month later, with no potential buyers on the scene, it will become more attractive if someone needs the cash quickly and is prepared to cut their losses.
