Hey everyone just curious if anyone has checked these condos out and are they as nice as the pics (duh probably not).

 

They also advertise that they will rent it out for you giving you like 10% a year while you visit for 3 weeks a year. Think this is a ripoff??

Great place - and yes, it looks exactly as nice as on the pics. I go there every time when I'm in Pattaya. With 5,000+ per night not really cheap, but definitely worth the price: everything clean and tasteful, very calm (even the aircon), and each villa with its own kitchen, swimming pool and beautiful plants outside where no neighbours can watch what you are doing  ;) Friendly and discrete staff, no joiner fees, no id check.

Sio6Slider, the Company who builds, maintains and sells the Villas is Pattaya Property in Jomtien. Check out their Website www.pattayaproperty.com for further infos. I don't know any Details on the rental Guarantee bit, but I too guess it should be a good investment (as far as investments in Property in a land like Thailand can ever be good Investments ....).

I bought a Condo at the View Talay Residence low rise Condo next to it, to be completed next March or April. While dealing with them they made a reasonable serious impression on me, my requests for changing some parts of the contract were all met without problems.

There are plans for some more Villas to be built next year or so.

Does anyone know how approriate/inappropriate it would be to rent one of the villas for a few days and have a big party there?  Probably a dozen or so guys coming in and out and an equal number (or more!) of girls.  How private are these places and how much noise can you make without upseting the neighbors?

I've stayed at View Talay on numerous occassions and its fantastic....quiet and secluded with your own swimming pool and no problems bringing a girl back.

I know in the past theyve had swimming pool parties where you can have a barbecue.You can have say two or more farangs with a couple of Thai girls for each of you.....all of you get your kit off and frolic in the pool !

But its split into two parts....some residential,some timeshare.....if you rented in the residential bit you would have to be careful of annoying your neighbours.

It doesnt come cheap though....1 bedroom villa about 6000 baht per night,2 bedroom villa about 12000 baht per night....according to their website.

You can buy a timeshare for a few weeks each year,although that will cost you thousands and you have to pay a yearly maintenance fee.It lasts for 60 years so even the young studs amongst us will have croaked it by then !....you can pass your membership on.

But if you are a timeshare member renting these places for more than your allocation is a lot cheaper....1 bedroom villa maybe 2300 baht per night.

But your probably best going to the office in Jomtien to make enquiries and negotiate a deal.

I agree with the all the above comments, excellent place. The Viewtalay Management have a good reputation. The Villas are out of my price range but I bought a Studio in Viewtalay 2 Condos last year and I am very happy with it. Stayed there over Xmas and its now rented again. There does not seem to be a problem getting good tenants in the Viewtalay Buildings.

    Go slowly, guys.  I recommend that if you are going to buy, you do it to have a place to stay, not as an investment.  Some, as stated, have had good luck in renting them out when they are not in country, but others obviously have not.  Just look in the classified section of the Pattaya Mail, or in the Pattaya Trader.  Both are full of adds by owners trying to sell.  Why, I wonder?

    About a year and a half ago I bought a studio condo, not at View Talay, for my own use.  No regrets.  And if the economy goes belly up, as it did not that long ago, I won't feel that I have lost much.          Roy

Further to my previous post I agee with Iaffnlav. I should clarify that my Condo cost me no more than what a family car costs here in Aus so if I cannot rent it or the economy goes belly up its no big loss. I would be very careful about spending up big on property in Thailand, especially as the current Gov is not very farang friendly. But having it for my own use is very nice.

I agree on Laffniv's comment re buying Condos here for personal use rather than seeing it as an investment.

I will be moving to Pattaya full time this summer / autumn, and I was checking out Condo offers all over Pattaya last time I was there.

I wanted to stay in or near Jomtien, near the beach, near the Bahtbus Route. View Talay one and two were Options, but most Condos on Offer were just One Room Bedsitters, and the few Two Room Condos were not really to my likening.

I found that when you buy second hand, you always buy the full furniture, TV, and all that, often including Pictures on the Walls; so moving into your new home is similar to moving into a Hotel. I prefer to choose my furniture myself, even if that means to spend a little more money.

I was quite impressed by the View Talay Residence Concept, checked out the Building No One, which is supposed to be finished this spring, and finally bought a One-Bedroom Condo on the Building 2, which they will start building around the time No. one is finished.

I will have 94 Square Meters, a Nice big balcony facing the Swimming Pool and the Hills on the seventh (Top) floor, a fitted Kitchen with Heater and Wash, an a finished Bathroom with Shower as well as Tub.

Floor will be provided as well as Drawers in the Bedroom.

The Location suits me well, next to the entrance of View Talay Villas, just 100 or 200 Meters away from the Baht Bus, and 200 to 300 Meters to Jomtien Beach road.

I will pay a little more than 3 Million Bt, on the higher Side of my Budget, but most of what I have seen elsewhere was not really to my likening.

Yea the Talay Residence sounds nice and alot more affordable than the Villas. Sounds like you're going all out on yours. Which design is it of the three?

 

Seems this company is a good one and will continue to build nice projects, lets hope.

I fully agree, View Talay Condos is fine for a Holiday of a few Weeks, but not a place to live!

I have a friend who lives there and takes care of it. If he left Thailand there are a couple of honest Agents who I would give it to for them to handle.
