Sounds like Eric was going to rent from Gary in the past. Eric backed out after the fact. Eric is now the landlord looking for a renter. If a lease is solid in Thailand (is it?) then Eric's tenant should be secure within the realm of the lease. Maybe.

The Sails is a solid choice. Even if half of that 60% are underfunded speculators who will default if things are worse that stagnant, you will be in top notch diggs and your only short term downside will be foreclosure purchases in the Sails for a couple of years (if you can swing it). These potential foreclosures will pay for your residence in the future. The Sails is in a great location. Jomtien will NEVER be Pattaya (thank god) and (it) may be something... different (more lucrative). If you can get a corner unit (are there corners in a sail?) that would be the best [bet]. Ed

So if you open a beer bar or do any business that is for profit then that business can purchase land and property and have 100% ownership of businesses assets regardless of business owners nationality?

If she has the long term documented income and proper credit history to qualify for a mortgage she will have a mortgage in her name.

If she makes enough $ to qualify for a mortgage why does she need your money? This will be your mortgage, correct?

Look at all the unfinished condos. The finished empty condos that wont rent for the $$$ needed for speculator to pay mortgage. If you are long term (at least 10 years) then the overpriced new project would be the way to go. You may run negative equity till after mort rates stop rising. Won't matter if you are long term though. Especially if your purchase and move are based on quality of life. I personally see no risk of having to chase prices anytime soon; anywhere.

If you marry a Thai girl and purchase property and eventually divorce, who gets the property? Is everything half like in the U.S.? Can a foriegner who owns property via the Thai/Falang union retain the property when he is a divorced falang? Widowed falang? Any other info related to property aquired via the falang/thai girl marriage that I have not asked would be appreciated. Thanks

I'm sure the problem is not with you or other sex tourism oriented couples. The potential problem is with folks who want to bring familys to Pattaya and Jomtien. These are not Family destinations. If us perves get corraled out of town in the future the area will crash economically. There's plenty of beach in Thailand to go around. This little section is for sex tourism. If not; it will be a high rise ghost town.

Do you have a "power of Attorney" option in your country? If you don't have to have a physical and it's all about paperwork, Power of Attorney" should work.

I love Pattaya. I'll be there every two months for two week whoremonger visits. I just wouldn't buy anything in any second world country (or any country) at the end of a real estate boom. Koh Chang, with it's clean air and beaches and it's limited number of lots will be tempting when the number of "reduced price" revisions stop increasing (usually a good sign that price decreases have ceased). We are in the early cycle of "reduced price" revisions.

That "forecaster" must have 20 condos sitting idle to claim 20% or any % on the positive side during this early stage of over capacity and rising mort rates, cycle.
