Time to look for long term lease...

Well,

 

It's time to start searching for a long term lease apartment, condo or home in Pattaya Beach. While we will more than likely still use Lat's home in Chiayaphum as our permanent resident and will most likely be spending more days each month there than in any other "single" location, we will for sure be spending more time in Pattaya than any other location outside Chiayaphum. As as that is a given, we have decided it may be cheaper to find an apartment, condo, house in Pattaya to take on a long term lease (under 12,000 baht/mo. but better if under 10,000 baht) and sign a year's lease, than to pay 1,000 baht/night for say 10-12 nights/month. That way we will have a place to leave some of our clothes and "stuff" and be able to really travel light on all trips back and forth.

 

So, here is what we'd be looking for. A one or two bedroom apartment, condo, house in Pattaya (west of Sukhumvit) or Jomtien (west of Sukhumvit) or Naklua on the beach side of Naklua Rd anywhere from N. Pattaya Rd, (dolphin circle) to Wongamat Beach.

 

If any of our members know of rental property that "may" suit our needs, please advise.

Hi kenandlat with your budget you could rent a nice house as you want to sign a year lease.A freind rented a nice town house on sukhumvit but it was the other end of pattaya for 6000 a month, furnished and in good order try www.fairproperties.com although a bit dearer than doing the foot work yourself, if you can have a good look around when you get there good luck.

I would prefer to ONLY look at properties WEST of Sukhumvit as getting accross Sukhumvit to the beach side from the EAST at age 69 could be a "lifelong" experience.

 

You are right to recommend Fair Properties. I've known about them for years.

 

I know I'll find something once there. I was hoping that my posting would lead to an "owner" replying with a deal on somewhere I was already familiar with that would be becoming vacant in Oct.

Very hard (but not totally impossible) to find what you're looking for in your price bracket and location.

No problem to find a nice 2BR or 3BR house West of Sukhumvit for 10000 or so, but I fully agree with your feeling about the problems with that area (also the biggest water shortage problems there, I keep hearing.)

A 1 BR condo for 12000 is hard to find, you might be lucky at Majestic Condo or some other not-too-fancy buildings between Jomtien Beach Road and Sukhumvit; or find a Thai style Condo (upgraded BG retreat) in one of the Sois between Walking Street and Pratunam. These Condos are usually not advertised at the foreigner media or Agencies.

One more thing: Beware of Fair Properties, they have the habit of promoting their offers at the highest prices seen.

I stay a a nice 3 Bedroom house off Thappraya Road, 2 minutes from the baht bus, 2 minutes from the beach (ok, maybe 4, but walking distance), for 25000 a month. It is a secure community, there are always houses available for rent, bigger or smaller, but nothing under 20000.

 

To find what you want you should look around the areas you're interested yourself, and try to bargain (especially in the low season, some might be ok to drop their prices when they see a 1 Year contract)

a friend of mine is renting a condo (quite big with air-con balcony shared swimming pool and a cafe) for 6,000 bath a month . its on pattaya klang road on the bus routes , if it sounds any good to you ill try and dig out the address or telephone number for you,

Since this is going to be a second home can you get by with a nice studio as that would give you more options in your price range. Also what about 2 studios with an adjoining door?

Hello, if you want an original accomodation, try the colonial on the way to jomtien Pratamnak road, it's

a incredible colonial house in a quiet street 8 diiferents rooms with a wonderful swiming pool.

My room was with direct access to the swiming pool from the window. From 10000 baht a month.
