Gents

Could an owner or renter please explain the difference of View Talay project 1 and 2 and buildingd A or B or C for that matter. I have looked on the map and zoomed in but what is the real difference?

Are some buildings newer than other , hence the A,B,C reference?

And when is says Pattaya side or Jomtien Side, from the map it looks like there all situated close together.

I'm looking to rent a 1 bedroom condo in the Project 2, building A but I wish an owner or a tenant could explain the different buldings and surroundings for me.

I rent a double room (about 74 square metres) in View Talay 2A.

 

View Talay 1 & 2 are seperate developments, both of which have 2 buildings "A" and "B". View talay 1 is older and slightly smaller and has one pool shared between the two buildings, whereas at View Talay 2, each building has its own pool. View Talay 1 is just before Theprassit Road whilst View Talay 2 is a short distance beyond it - though in reality there is not much distance between the two.

 

The Pattaya or Jomtien side simply refers to which side of the building you're on. The Pattaya side faces north (towards Pattaya) whereas the Jomtien side faces south (towards Jomtien). As the Jomtien side faces south, it gets the afternoon sun for much of the year and is on average hotter than the Pattaya side.

 

There is a FoodMart mini mart right outside View Talay 1.

 

Both View Talay 1 and 2 have 24 hour security though how good it is depends on whether or not the guards are awake. Both buildings in View Talay 2 have a card entry system, though it's not hard for visitors to get into the building as the doors are often left open!

 

I've been here for 2 years and will shortly be renewing my lease for another year.

I was there in May and would do my daily walk by these 2 buildings. I read in one report one of the View Talay building share the entrance with the Avalon hotel.

You sound pleased if your signing back up .

When searching for a View Talay condo one really must look at the condo unit itself, as all units are different -- none are the same. There are some dumpy old units, and then there are some very impressive units. Anyway, View Talay 1 and 2 are not ocean front, while View Talay 3 and 5 are ocean front. View Talay 3 is the only View Talay Condo (not including the residences) that is not on the main baht bus route. So this is one big reason why people like View Talay Condo is because it is easy to get around 24/7 on the baht bus.

 

View Talay 5 does share its location with Avalon Beach Resort.

How easy is it to travel from view talay/Jomtien to beach road with baht bus 24/7. I keep hearing various reports. Some people say you can get the bus 24/7. Some say after midnight either there are no baht busses or you get overcharged/ripped off, to get a bus?

The price is 10B day or night 24/7 to/from Pattaya and Jomtien on the baht busses. Honestly I rarely wait no more than 1 minute for a baht bus in front of the View Talay 1 driveway to go into Pattaya. And then to get the baht bus going from Pattaya to Jomtien you must go to the S. Pattaya intersection. In front of the school yard are the baht busses going back to Jomtien. So, getting back to View Talay Condo 1,2 or 5 after a night of partying on Walking Street is easy so easy. As long as you know to get the baht bus at the S. Pattaya intersection (South Pattaya Road and 2nd Road) to return to Jomtien, then there should be no problems getting around. Of course, use exact change (10B) and just ring, pay, and walk away.

 

Everyone repeat after me: "ring, pay, and walk away" :party

Thanks for your quick and accurate response.

This now lets me consider staying at a condo in Jomtien from 17th Nov to 16 December. The condos look cheaper, better equipped than a hotel in Pattaya.

I came back from Walking Street at about 2.30 am this morning. No problem and as said above paid my 10 baht and walked off. Some times, you may have a longish wait for the bus to fill up before it leaves but eve though I was only the 2nd person to get on the bus, it was full in less than 5 minutes.

If the baht bus was up to 15B, then it would've been published in the www.pattayapeople.com and www.pattayamail.com newspapers, since it is city hall that needs to authorize a fare increase. They already declined that request last year. As far as I know it is still 10B.

I was in town last night and only paid 10 baht from View Talay 2 to a bit past Royal Garden Plaza. Paid 100 baht back from Soi Post Office, but that was only because last night's tg decided to charter a bus before a could stop her! The driver asked me how much I would pay so I said roy baht to emphasise the point that I knew the fare structure. :bigsmile:
