Upgrading a Condo

I have bought a 65m2 two (2) room (living room / kitchen + bedroom) in VT2B and want to renovate / improve it but without splashing out too much cash.

 

Would appreciate ideas / suggestions for:

 

- living room

- bedroom

- kitchen

- toilet / shower room

 

Also recomendations for local firms who could do the job would be welcome.

Will you be living there fulltime? Holiday home? How long do you intend keeping it?

 

Renovating it to sell on?

 

Perhaps you're going to rent it out?

 

You'll need to set aside a budget for each area of improvement.

 

Find out how much the condo will be worth once renovated. Dont let the combined purchase price and cost of renovation exceed that ceiling price.

Kitchen is ok for all the cooking you are likely to do when food is good and cheap everywhere outside.

Install decent window treatments - shutters or drapes/blinds. Get some fabric into the place so it stops looking like a clinic.

Put stuff on the walls!!!!!

And paint some colour, warm it up. White is for colour-blind people.

All the above is pennies.

Paint the AC unit.

 

Replace the big TV with a 42" LCD. You'll save money on electricity and cooling that way.

 

Get a refridgerater big enough to fill the slot. Consider a black one.

 

Build an artificial archway between the kitchen and living area to give separation. Also, paint the kitchen walls a darker color.

 

If there is such a thing as tile paint, need to cover up those white floors. This isn't a VD clinic!!

Replace florescent overhead (semicircular glass globe) lighting in the living room and bedrooms with lighted ceiling fans. I bought mine for 5K each last year at Home Pro.

 

Glass enclosure for the shower.

 

Move the 29” TV to the bedroom and replace with an LCD preferably 40”or 42”, although a 32” may work based on estimated room width.

 

Enclose AC units with false ceiling wall box.

 

Plaster over the cement and drywall or maybe wallpaper treatment (boarders) for the living room and bedroom walls.

I recommend the 42" over the 32" and here's why. Most tv content is today is still stuck in the 3 x 4 ratio.

 

When view old content on a 32" HD, the effective viewing area is only 26" inches.
