So, my friend and I are arriving mid February for about 45 days and we are other stumped or can't seem to agree on whats better for a 45 day stay: guesthouse, condo, or hotel? we are both lazy but he isn't comfortable paying a deposit online. I know i need wifi and a safe. I'm thinking somewhere along beach road and possibly out near soi buakhaow(is that spelt right?) any suggestions? :D

You need to narrow that down a little, at least give a price range. Or just book somewhere for a few days then take a look at what’s available always plenty of offers out front of hotels and apartments that are not available on the interweb

yeah forgot about that. I'm thinking no more than 24,000 baht. forgot that bit of information. sorry :D

45 days, 24,000 baht or about Bt500 a day. You'd need a place for 16k a month which would allow 1.5 months but to be realistic, you are going to have to hit a hotel and then follow up on leads for 1 month or 5 week stays which you get before you leave and those you can find when you arrive, which are likely to be few as you'll fall into party mode the moment you arrive.

 

One thing you may not have considered is a 2 bed place. Pooling your budget and looking at the last month of your stay, you'd pay about 10k each for the first 2 weeks, leaving around 30,000 for the month's stay. That would be hard on a 2 bed place but potentially possible. You won't get 2 x 1 bed places so you would gain a living room and some extra space and have the privacy of the bedrooms. It depends upon how you feel about that.

 

Trying to reduce costs even further means moving straight into somewhere when you arrive and that means paying a deposit outside of a guest house set up. You have problems with paying a deposit, or your mate does.

 

You only want to move once so you've got to weigh up your priorities in terms of what you want the accommodation to have and where you want it located. If you are thinking about Buakhow guest houses then that is where I predict you'll end up, whatever else you look at. If you highly value a pool then it is different.

point taken. guess the best approach is to smack some sense into him. me personally, I don't mind spending 25-30k baht a month. seeing how i won't be back in patts anytime soon, might as well go all out. Go home or go big(within reason) of course. any other info is good. that way i can make a better decision when/while i am there.

That is the right idea. If you are only coming once a year then you've the other 320 days to regret your decision. Spending an extra Bt500 a day when in Pattaya only equates to an extra (assuming the first 2 weeks in a guest house while you find somewhere - 30*500=15000/320) Bt47 a day for the rest of the year !

 

If you can get a budget of Bt40,000 then you can get what you want in the 2 bed category (within reason). As a guide to hotel monthly discounts, 25% to 33% off the 30 times daily rate would be a benchmark. Short term condo rentals can be 200% of the 12 month monthly rate but I'd say you'd find somewhere nearer 1.5 times the published monthly rate. You would have to look into electricity and cleaning charges though.

 

Another thing consider is whether you are really going to be out hitting the bars for 45 days or whether you would really like somewhere with more than just a hotel room. I would and would therefore prize the feeling of a home rather than a basic hotel room quite highly.

Siam View Residence has a weekly rate of 4500 baht. This include utilities, wifi and daily housekeeping. The place has a rooftop pool and lift but no in room safe. Security boxes at reception. Located on Soi AR (near Jamisions) about a 5 minute walk to 2nd RD and Soi 6. They also have a monthly rate but I don't remember the cost.
