I almost picked the Sunshine Vista Apt for my stay in July but now I am considering the Markland and Beach View.  I like the idea of a nice ocean view and not if SVA has those.  I like a clean room, good bed, good a/c  and good bathroom.

 

Saw a review saying Markland had low showers and weak water pressure, is that always the case?

 

I see BigDusa stay at the beach view and liked it but does not seem to go back - why?

 

Please post your opinions about all three places.

Markland is a good choice for hotels but you need to know a few things. Markland is condos and a hotel about 65 percent of the units are condos. The condos are on all floors also so you have a mixture of hotel rooms and condos on the same floor. Never had a water problem and I've been on the upper floors. They do also carter to lots of Asian tours so if you don't want to be around tours go to a different hotel. Also if you want to be near the action it is not the best place to stay. I know you have the Soi 2 bars and massage but most of the entertainment  is at the other end of the city. And the last thing is the price you will pay a little more here for what you get.

I've stayed in both and they are both fine.  They are both clean, both have good beds and both are very guest friendly.  The Beach View is older and more in need of renovation although it is clean.  The prices reflect the age.  

 

The MarkLand's bathroom is better than the Beach View.  The Beach View has a great beauty shop for a shave, manicure, etc and they offer an in room massage.  The lady will come to your room in either hotel.  I paid the extra and got the suites in both places and had great big rooms.  I had a better beach and Pattaya Bay view at the Beach View but a better, usable balcony at the MarkLand.  

 

The MarkLand has a 27th Floor rooftop view restaurant for breakfast.  The Beach View has a street level but outdoor restaurant under a canopy with fans for breakfast.  Its easy to get on a Baht bus and get to walking street from either.  And you are close to the massage places, beer bars on Soi 2 and close to Big C.  If you have a little more money, the MarkLand is a bit better but the Beach View is fine.

I have heard nothing but great things about SVA. Nice rooms, clean, very friendly staff, and decent rates if you book through asia travel r24 link (7 days for 6).

You can get a studio apartment that way for 1,200 a night all inclusive.

Great location unless you have to be near the south pattaya action. I personally prefer north end and let's face it, during low season it takes about 7 minutes to get from one end to the other for 5 or 10 baht...
