A while ago I posted a thread asking about rental condos. I have a couple of contacts from that thread that I will be following up. I guess I asked too much at one time and an important part of it didn't get answered. So I'll have another crack at it.

 

I will be arriving in Pattaya in a couple of weeks. I will be searching for a rental condo very soon after. I am after ideas of where the best places to rent a condo would be and what the pros and cons of each area are.

 

At the moment I see two options: central Pattaya and Jomtien. I am leaning heavily towards Jomtien at the moment. Central Pattaya would be convenient but I think it would get to me after a while. I think Jomtien would be a good place to live just to get a rest from the hassle and bustle but perhaps transport might be a bit of a pain in the arse after a while.

 

So what are people's opinions on the various areas?

I've done both and for me there is no comparison, Jomtien by miles.

View Talay properties are very good value.

If it is your intention on going out most nights then stay where it is more convenient, try looking at Naklua there are some lovely condos around there and arguably the best beach in Pattaya area.

Jomtien by far the best choice. Rent in Central or South Pattaya only in the case you want to be at the action 24/7. Jomtien is a 5 or 10 minute Baht bus ride away, but can be the Haven of tranquility that many of us need inbetween partying and boozing.

Naklua can be nice too, I agree the beach is better, but most of the better places there are far away from the main road and require that you have your own transport. And driving a motorcycle at 3 am with a BG on the back seat that is about to vomit, and you driving funny cycles as you finished 9 beers, 4 or 5 Black Sodas and a few shots of something you don't remember the name and were not really interested to know the ingredients has some dangers.

I MUCH prefer Jomtien also. The transportation is no problem for most of the complexes. Just make sure when you are looking that the baht buses are available. As far as everything else, I am of the opinion that if you can't find it in Jomtien you don't need it. Soi 7 has two condo buildings and that location is great. Everything you need is within walking distance. Getting to Pattaya is a very easy 20 baht ride.

That's what I do - most of the time anyway.

 

I, too, live in View Talay but go into Pattaya if I want to find a girl to keep me warm that night. Traffic into Pattaya can be a bit slow at times but the only days when it becomes a major hassle are Christmas Eve and Hogmanay when you can wait at least 20 minutes for a baht bus into town.

Although I like Jomtien, I have never been a fan of View Talay especailly VT 1 due to it's many lower classes who happen to exist there.

VT 2 is a lot better

I like being in the middle of all the action 24/7 365 days a year. Central Pattaya would be the place for me. Given that I will have my American wife with me Jomtiem floats my boat.

I can't ever remember reading a thread like this when the View Talay Condo's aren't mentioned over and over. But this is the first time I've read someone say that VT #1 isn't good while VT #2 is better.

 

I think there are something like 6 View Talay's now. Which ones are recommended and which ones should be avoided.... and why?

On my last trip a couple of months ago, I was motorbiking along the back roads just north of the dophin circle in North PTY and rode past VT 6. Construction of the foundation had just begun, so it would be pretty amazing if VT 6 was done by now...

Thanks for your comments everyone. My main concern before posting was that I had not considered an area that is equally or better than Jomtien. That does not appear to be the case.

 

I have a lead on a condo near Pattaya Park that costs 10K a month with no contract. I am thinking that this would be a good option to start with. I'll have a look in 2 weeks at the condo, take some photos and post them with some details. I'll also be looking at other options.

 

Frank, we'll have to discuss a sponsorship deal if you want a place to stay when you come to Pattaya. I promise that I won't sub-let while you are away. I keep loom just for you....

Probably the best deal I had was in the Jomtien Complex where I was fairly high up in a 55sq mtr studio for 12k per month plus utiliities and the place was nicely furnished but the establishment fell short in other areas although I adored the beach front location.

I must give Naklua a try quite soon however, being a Walking Street fan and everyting else which goes with it, the long journey home at 3am could spell danger ahead.

In a weeks time I am back in Thailand for another six month stint and this time I have chosen a place in which I trialed for a week in May. I have agreed a studio price of 17k pm + elec & water on the basis I stay six months. I'll stay a month and if I am not happy, we look elsewhere.

I have been in the building and seen the inside of a few of the condos. Granted these were for sale but they where very nice, particularly one for 1.9MB. I haven't seen the insides of any of the ones that are for rent. I have spoken to a guy that is renting one of the condos and he is happy with it. The building has very good security (access by card only), a large pool and a gym. The condos are rented directly from the owner.

 

Like I said once I have had a look and made my decision I will do up a bit of a report.

I don't want to get into a baht bus pissing contest but I DO have a story to tell. I too used to pay 10 baht from Jomtien to Pattaya and although some of the drivers complained they accepted the 10 baht. It finally got to the point that the drivers wouldn't pick me up. They would cruise past me and grin at me. It almost seemed that they all had a picture of me and agreed NOT to pick me up. They won the battle. I now pay the 20 baht.

I actually did sit down and figure out what the baht bus means if you configure yourself such that you never even hesitate to use it during the course of the day to go various places.

 

I live here in the US in a place that is about 1.5 miles from the nearest convenience store and maybe 5-10 miles from a mall or Walmart or Target. If one excludes work, one drives somewhere, anywhere on a weekend maybe 2-3 times per day. So presuming the same transport habits here's what I come up with.

 

3 trips per day. Let's split the difference and say 1 trip cost you 20 baht and 2 were shorter and cost 10 baht. Each way.

 

1 (trip) X 2 (each way) X 20 = 40. 2 (trips) X 2 (each way) X 10 = 40 so that's 80 baht a day. If you walk a lot, it will be less. If you can't bear to be in one place for long, it will be more.

 

If you do this every single day then 80 X 365 = 29200 baht per year, assuming you take no vacations elsewhere so that you're not using the bahtbus. This is about 789 US dollars per year for local transport in Pattaya in retirement. I suspect it is very pessimistic in that some days you won't go to the big C or anywhere particularly that you cannot walk. And for me, I'd expect to be out of the country 4-6 wks per year so that would be 42 days not paying a bahtbus.

 

But contrast that $789 / yr with owning a car or motorbike, its fuel, its insurance, its liability risk, its danger overall, its need for parking. I'm sure it is convenient at times, though, or guys wouldn't bother with them.

 

Anyway, my guess is 29,000 baht per year for local transport if you choose to ride . . . practically on a whim.

I realise that and it is my one concern about with that particular condo. That is the reason that I am also looking elsewhere in Jomtien.

Have a look at Jomtien Beach Condo's which are situated between Soi 10/11. IMHO this is a much better complex than View Talay being very well maintained with two nice swimming pools.

 

I am of course extremely biased as I have just paid a deposit to rent for 6 months wef Ist October. I have a well equiped twin condo on the 9th floor for 12000 baht a month.

It comes complete with a gorgeous TGF but you will have to find your own one of those as mine is taken!

Jomtien by far would be my choice, don't worry about baht buses. Beaches are nicer in Jomtien then other areas and much quiter there.
