Any Condos For Sale?

Agree with sinkorswin - prices are unlikely to increase and MAY go down. Whether they do or not it still seems a prudent move to hold fire until the dust settles on the new Visa reg's.

 

A week ago I posted that I had persuaded the missus we needed a condo in a beach town (live in BKK) but the recent news has certainly made me hesitate.

Good advice. I'll suggest to him that he get boots on the ground and see what shakes out.

 

I just wanted to see if I could find any private party deals for him - dealing with agencies can be a a pain in the ass - especially in an unfamiliar environment.

Radwhacker - try the classifieds in www.pattayamail.com

 

Mainly agents but you often get a few private sales in there, and yes you're rght its cheaper direct. Tell him NOT to skimp on the lawyer though.

 

We decided to look for a condo in Pattaya just a few weeks ago but are holding fire now.

Yup. As they all say above, this new visa shakedown will very likely see prices drop. That, plus the fact that prices have been rising in part due to the urban myth that the new airport will see an increased flock of people moving to Pattaya.

 

But since nobody is likely to suddenly decide on Pattaya because of 30 minutes saved in travel from the new airport, that will also likely have a negative affect on condo prices.

 

I'd wait a bit. Or rather, I am waiting a bit.

One other point to bear in mind is to ensure that the condo is already in or can be transferred into a farang's OWN name.

 

I'm uncertain how the new visa regulations will affect prices but would not be surprised if they were to go down. There again, many are bought specifically to rent out. :D

Condos wont go down in price.Because people are now finding it hard to buy houses due to the change in the law regarding the forming of a company,Condos will go up in price at a faster rate if anything.

Anto - only time will tell. However I disagree because its not the "buyers" we are talking about. its the renters. If the new visa rules mean fewer people renting then fewer will buy to rent out. I think that purchasers here (for their own use) are in a definite minority.

 

WHATEVER the upshot I would still advise a short term "wait see" attitude. If they do go up you will lose put but better to pay a little more than lose a lot.
