I'm sitting here on a Sunday morning with not much happening so I thought this would be a good time to ask a question that I've often wondered about. What does a top go go bar sell for? I'm talking about one like Peppermint or Dollhouse, I'm just curious, I see adds for gogo's asking 2 million baht but I would think this is a small one off a side soi....Am I right? :bigsmile:

A bars only as good as its reputation, customer base and lease IMO.

You can certainly look at upwards of 10 million for the bars you've mentioned.

a gogo at 2 mill is either a shell, a complete loss or very small and in a dodgy location.

(or of course the owner is skint or on the fiddle) :gulp

off the top of my head , if the lease is decent id say the likes of the peppermint , given its turnover , would be worth substantially more than 10 million .

 

but davethailand is certainly right in his description of a 2 million gogo.

I would put the figure closer to 30 million for somewhere like Peppermint if the lease was good.

 

There is a gogo for sale in Nana plaza for 60 million and the lease on the whole complex does not have that long to run.

 

There is always some dipshit who will pay the price though.

Is it easier to lease an existing business because all the permits, etc, come with the lease?

What about starting from scratch?

If you mean work permits then it has to be cancelled and re-applied for.

Licenses can be left I think depending on whether you change the name of the bar and whether the thai on the license is still there.

Also depends if you take over the operating company. :bigsmile:

Spicy's A Go-Go, on Pattayaland 1, is for sale and the asking price is 5-million baht. I understand that it has recently been changed around inside, but have not been present to see it. I dont' have foggiest if that is a fair, market value for the club or not.

 

To me, the location is not that great because as a go-go it sits there by it's lonesome. Various regular businees on either side and across the street. Middle of the street is now mostly boy's clubs, but at the 2nd Rd end you have the two BJ bars that have been there forever. Spicy's is closer to Beach Rd.

 

I recall that Ewan last year sold his half of the club, so that the new owner hasn't been involved that long as it is now up for sale. Every club has it's price, however.

 

So, is the asking price worth it?
