Sor Por Kor/Gor

i've been looking at buying some land up country near sakeo .. (wangnamyen to be more precise) .

 

there seem to many type of land ownership Sor Por Kor /Nor Sor 3 Gor/chanot among them

however most village ones do seem to be be Sor Por Kor as the goverment have not got round to surveying them yet .. so at this very early stage i'm going to asume the land is this .. so technicaly it cannot be bought/sold/leased/owned and anything built on it it likely to be claimed by a strange thai man that pops out ofthe wood work after you complete builing your dream house

 

i'd like to know any experiences any BM's have had buying this type of land, good or bad .. and any loopholes in the system that were found to avoid the above mentioned thai man moving you out

If you want to buy land in your own name you must invest 40,000,000 baht in cooperation with BoI and they let you buy 1 rai of land to build a house.

 

i know that .. i'm not asking about names/companies etc as already know the score ..

its specificly land with sor por kor contract ...

or am i approaching this from the wrong end .. do i the land purchased then so the lease 30+30 on the house i build and it not matter about the land type .. was just my understadning that this type of land was problematic

According to my Thai wife, the land should have a chanote (deed) with a red seal. You can then do anything with that property. The chanote means the land has been surveyed and marked with concrete markers around the boundaries. A lot of land up country has no paperwork and can't legally be sold. For all practical purposes avoid those pieces of land.

 

A 30 year plus 30 year lease is not legal either. The land office will recognise a 30 year lease but anything longer than that is up to the person you lease from at the end of the first lease.

 

Some guys spend a lot of money trying to protect their interests and usually they forget that if their marriage turned to shit there is no way they would want to live out in the boonies anyways. I know that if my marriage would fail, I would be headed back to the farang ghettos. I have bought land for my wife and it is in her name. I follow the golden rule and that is to NEVER spend more than you can afford to walk away from.
