From the middle of the august until late september the price is reduced to 1.550.000 as I'm in the city, so I can avoid the real estate offices...

That is a million and a half for a small one room condo. I would find it hard to live like that. In Bkk the same 1.5 million would get you a 65-70sqm 1 bedroom condo. A 40sqm studio goes for about 800,000 where I live. I don't think that it is just you but the prices in Pattaya are really out of line!

Yes, you can get a condo like that somewhere in Bangkok for the price you say. But in "central Bangkok" (high farrang demand), you cannot get 65-70sqm for 1.5 mil. But I guess it depends on what you consider central Bangkok to be as well. In what I consider central Bangkok to be, that price is not available now.

 

Anyway, View Talay 2 is in a great location and that is why prices have risen so much (high farrang demand). A lot of it is about the ideal location that View Talay 2 is in for a farrang.

 

If you want to find 1.5 million for 60-70sqm you can find it in Pattaya still, but you would have to settle on a development with lower demand (forgive me -- somewhat lower end), such as Majestic condo, Thip condo, Theptip condo, Nirun condo, 9 Karat condo, Hagone condo, Keha condo, etc etc. I'm really not putting those condos down, as they are okay for the price. One of the first differences in those condos is that you will find more local Thais living there -- whether it is a good thing or bad thing for you -- that is up to you.

 

All I'm saying is that Gabor will not have trouble selling his unit at that price. That price is a very fair deal.

Since most farangs are now aware that they CANNOT legally own a house, the prices for condos that can be in a farang name have gone WAY up. There is a glut of new construction that may or may not ever be finished. If a new development is finished, you will pay double that price for a similar size unit. No doubt he will be able to get his 1.5 million. I have a 60 square meter one bedroom corner unit that I bought about four years ago for 1.1 million. I turned down 1.8 million over a year ago. I was told when I bought it that I was paying too much.
