IMO it is in a nice setting/location. Short stroll to Walking Street.

I would guess availability should be OK in July,unless packed out with tour groups.

I think rates are roughly 3500baht per night((£52) maybe upwards from that.

However depending on what you want out of your Pattaya trip, but in terms of companions back to hotel there may be better options available for you.

Not guest friendly and they charge a joiner fees that varies when they feel like it. Typical family hotel with mostly Asian guests.

I stayed there a few years ago, and made the mistake of paying in advance before knowing about the 800 baht joiner fee (now up to 1000, from what I understand). Tried sneaking grils in different routes, but they had security people watching all over the grounds. Have never stayed there since. Otherwise, nicely landscaped grounds, decent pool, good breakfast buffet, but the room was just OK. I think I paid 2400, but they may have raised prices since they've remodeled. Actually one of the oldest resorts in town, but well maintained.
