Hi

 

Im coming to Pattaya on 26th Feb for approx 4 months, ive just had a 30 day holiday and couldnt wait to get back so ive decided a longer stay was in order this time.

 

Last time i stayed at a guesthouse in LK Metro, was brialliant, good service and not bad rate, only problem is when on a monthly rate at 600 bath it works out to be around 18000 odd . I have been looking around at rental Condos in the 10000 figure but have read numerous reports about Farangs not getting their security deposit back.

 

Im waiting to stay around the Pattaya area, and not Jomtein. Ideally im after a Studio or one bedroom Condo (Thai Girlfriend will be living with me)

 

Has anyone had any experience dealing with property agents over there, are they reliable, am i likely to loose my deposit? or would it be safer looking at a Guesthouse in the 500 baht range so i know exactly what im getting and dont have to worry about any suprises when im ready to leave.

You don't have to get a condo for your stay. Many of those guesthouses in the Soi LK area offer monthly rates which are around 10K a month. You do have to pay for your water/electric useage and you'll get reduced cleaning or none at all, but you said you'll have a TGF living with you so she would keep the place clean. Until recently I stayed in a 1 bedroom apartment which cost 12K a month (I paid 11K becasue it was for a year) and was located near Nova Park.

 

I suggest that you get a cheap place at a daily rate for your first few days and look around.

Mate pays 3800 a month,buthe is 5k to the east of Pattaya.

Thanks for the info. At this stage ive booked 2 days accommodation in LK Metro. Ive sent off a some emails to a couple of Guesthouses (Kilkenny and 3 Som) that ive seen advertising between the 11 aand 13K mark for a month, if they check out may just go for them as i havent heard back yet.

You should also check out Siam View Residence on soi AR near Nova Park. I think the monthly rate was 12k. Has free wifi, rooftop pool and lift.

Ive sent off a few emails and are waiting responses. Must say it seems to take a while to get anything back...............guess everyone is on Thai time!

 

Ive submitted an application to 24/7 asking what rooms they have available, im assuming that at those rates electricity and water are seperate, is there any bond or security deposit to be paid/. it didnt have it on the website.

I got responses from Irish Rovers 600 p/day all inclusive plus some breakfasts and Armeggodan 19000 - 22000 p/month within a few hours of sending, very fast replys! KTK Appartments also were very fast but all full up until May. Ive emailed 24/7 but have read a fair bit of negative feedback recently on here and another well known Pattaya Forum so not sure on this. Still waiting to here back from Kilkenny and 3 Som, have read some good write ups about 3 som and they seem very cost effective.

 

I'll continue to update as the search continues. I may end up having to walk the streets trying to find somewhere, just done what to get ripped off and end up loosing a security deposit

I know how you feel,none of us like to be done.

 

My hotel charges 20 k for a month or less if low season..

There are numerous guesthouses/apartments along Soi Buakaow and the small sois off of Pattayaklang, and Pattaya Tai. They don't have websites nor have they been posted on this forum. The places that I've stayed since my first trip to Pattaya were discovered by me while on foot.

I actually thought about doing that Emil, but would feel safer knowing ive got somewhere to go i.e. a booking and also what the rate is so i can budget.

 

Ive decided to stay at the 3 Som Guesthouse, ive read some pretty good reports about the place. I met a Canadian guy in my January Trip who was staying there and said the rooms and staff were good. The rate quoted to me per month was 8850 Baht including Electricity and Water this is for a small standard room but at that price and consider its location (My Thai G/F works down the road 2 minutes so i can use her scooter during the day so i wont need to rent one) and all extras are included i think its pretty value...........time will tell. They do have some larger rooms available for an extra 4 - 5 K per month, what i'll do is inspect them when i get there and if i want to upgrade then i can simply pay.

 

I'll send an update when i check in on the 26th Feb

Thank you Jackie, i have had good and prompt responses sent to 24/7. The rooms look good and the rates are very good, however, i have read some not so positive feedback regarding stays and or issues while staying in your establishment. Wether these are true or not and perhaps you were not aware or had any control over these it was unfortunatley enough to sway my decision and go with a Guesthouse that has had good feeback over a long period.

 

These Forums are a powerful tool for the people who frequent Pattaya and it shouldnt be underestimated the number of people who read these threads and in most cases will make decisions due to peoples posts and feedback.

Jon, Can I ask you one question ?

If you are the manager of the guesthouse and your customers open the window 24 hrs which is person can get in very easily.Do you think it's my fault ?? He is my bad impression as well from 2 months that I run the business. This case 's never happened before. Also, he took the girl from outside, how do you know that this bar girl is a good person or not. Well, YOu should listen two side before decision that my place is not good enough. I don't have only one customer but he ruin my business. I don't give up Jon. I think I do my best.
