Check out Latestays.com and Pattayarentaroom.com I stayed at the Yensabai Condo and I liked it. Rooms go for 500 Baht per night and they are a big studio apartment. It's not far from Walking Street and it's a easy walk.

I've read several places that Penthouse has bugs, and the rooms and furnishings are old. I've never stayed there, a bit too sleazy for me, but up to you, maybe other BM's can comment.

Places I've stayed near walking street.

1) Lek

2) Sandy Spring

3) Diamond Beach Hotel

4) Orioke- or whatever it's now called.

Years ago, I loved the Diamond Beach seaview deluxe for location, but alas the fountain they call a pool, was a tad too small. Glorious decadence right in the shit.

Sandy Spring is great but last year got real sick from the AC. Nice balcony with full seaview, and great pool, and staff.

This year I start at Jasmine Hotel, and take it from there.

You might want to look at the Lido Beach Hotel, which is located on Beach Road about half a block from WS. It doesn't have a pool, but otherwise meets your needs. It is possible to bargain with them about the rate, but a lot of times the hotel is full due to regularly returning guests.

Otherwise, the Residence Garden (in the banner ads, special rate for Pattaya Talk members) isn't a bad choice.

Maybe I d check the hotels by 1 by. As it s low season, I dont think that they can be full.

Tourism agent has booked such a stupid hotel that they r charging 1000 bht for every joiner.

My agency adviced and booked Best Western Premier Signature Hotel . I ll report feedbacks when I come

It looks like a nice hotel, and it is quite close to Marine Plaza, and hence Walking Street. No more than a 5 minute walk.

Best Western Premier Signature Hotel Pattaya

Greasykorean 5 contributions Feb 26, 2010 2/26/2010: Half of this hotel is still under construction! Prepare for noise and dust. They should not be renting any rooms yet, but they are.

$1000 Baht guest fee will be charged to you no matter who you bring up to your room. The length of your guests visit with you does not matter. It is also payable to the front desk immediately upon guest arrival, not charged to your final bill.

Poorly designed showers will flood your bathroom every time you use it.

Only stay here if it's free.

I have stayed at the VC Hotel, prices from as little as B800 with pool, cheap rooms OK.

I have stayed there if I arrive late and use it to dump my bags in and then straight out! probably only 50 meters down the soi opposite to walking street.
