Best Hotels Under 1500 baht

I've only stayed at Sabai Empress for 2 nights and Residence Garden for the entirety of my 2 trips to Pattaya thus far. While Sabai Empress was quite nice and new with a nice reception area with comfortable sofas to sit and people watch, its location was a little far out there. I paid 1250/night baht for their standard room back in late April. Then I moved to Residence Garden which I like a lot. The rooms are 1 bedroom suites and have a balcony, which was one major thing the Sabai Empress rooms were sorely lacking. I do a lot of smoking and internet surfing on the balcony, so it's one of the major features I'm looking for. I think the Residence Garden is a pretty good value for the 1450/night baht special through the forum.

 

I'm just looking for something similar or compares to this RG deal in price and features. Would like to be reasonably close to Walking Street. Probably looking at low season rates as my next trip won't be at least until next February and beyond. I usually stay for 10 nights but will be looking to stay longer next time. Anyone have any recommendations? I'm thinking someplace that's closer to more action would be an option, I'm kinda considering the Areca Lodge in Soi Diana/LK Metro area but heard their beds are rock hard.

 

Just FYI, the room I had on my 2nd stay with RG was nicer than the one I had my first stay. On 2nd Stay, the room had about a 24" LCD TV instead of the tube TV in the living room, and the bathroom was touched up and not as worn as the one from the 1st stay. Other than that everything else was the same. I suppose RG has everything I could ask for: quiet street, laundry and Family Mart right across the street, pool, air con. Some things it could improve on would be better hotel food, better breakfast, larger bed, more comfortable sofa, but these are not deal breakers for me and I would definitely stay with RG again if there are no better alternatives at under 1500 baht. I understand RG may be a little challenging to take a baht bus to late at night but I ride a motobike so it's not an issue for me at all.

I agree with you, a room without a balcony is no good at all.

 

Nothing finer than sitting on the balcony after getting up in the morning and relaxing in the evening.

 

nothing i know of within your price range that you have not already listed.

 

Last trip and this coming trip i have the Sandy Spring hotel with a sea view suite, works for me.

I am a regular at the Areca, having stayed 3 weeks at a time, 2 or 3 times a year since it opened.

 

I would assess the beds as FIRM, not rock hard.

 

I have tried the RG but found it a little too far out of the way for me and as I use the pool wherever I stay, the traffic noise was really a pain during the day.

 

Will be back in Pattaya this coming Friday and in my bed at the Areca that evening.

Since you drive a motorbike you have many more options. Take a look at the TKT or it may be called KTK hotel. Its located on Soi AR not to far from the Nova Amari. When walking its about a 5 minute walk to 2nd Rd where Bangkok Bank is located across from Soi 6. Opened about a year ago and it was so popular that they are building another wing which should be finished early next year. They have weekly rates which will lower your daily rate.

What you say is true, however I'm talking about the hotel that is located not far away that has either another T or K in it's name. From the TK motel head south towards Pattayaklang. You'll go past Jameisons and just a short distance on the right is the hotel that I'm referring. Its right across from the Siam View Residence.

 

Also I believe that its called either Residence or Apartment. Shortly after it opened I posted either on this board or another that I thought that it was the best hotel that I had seen in Pattaya for the price. Another BM posted a day later and also agreed with my assesment. This was about this time last year. He inquired about availabilty and was told that it was booked through April. Not bad for a hotel off the beaten path.

Good call, Emil. :rolleyes: I think you'd be hard pushed to find anywhere else that offers a 101 sq m studio apartment for around 1.5k Baht a night.

When a friend and I looked at the place last year the 2 smallest rooms were going for 5K and 7K a week. At 5K a week that's just a little over BigD's favorite place just west of the KTK Royal.

This KTK Royal Residence looks really nice. However it's got some mixed reviews. Mostly problems due to noise from construction going on around it? Is there still construction or is that all finished by now? Also have heard over at the PA forum that they are almost always fully booked up? And they don't clean your room everyday? You have to pay 200 baht/clean + utilities. Nice thing about it is reasonable weekly and monthly rates.

 

Sandy Spring Hotel definitely looks interesting too. I may have to check out some of these suggestions in person next time I'm in town. Hopefully I'll be able to stick around for a longer period of time my next trip, ~ 1 month or so.

Regarding the construction issue. There are 2 projects going on now. One is the expansion of the KTK and the other is a new hotel located on its west side. When I walked by about 10 days ago, the expansion tower the exterior work looked completed with only interior work going on. The other hotel project was at the stage where they were installing windows. You mentioned that you weren't going to be in Pattaya next Feb or later. By that time the KTK should be almost completed if not completed and the other hotel should be doing interior work so I wouldn't expect as much noise as when they were doing the heavy extrior construction work. Your right that they are always close to being fully booked, I'm sure that's why they decided to expand. If your interested contacted them to see if by chance they have an opening. If that new addition is completed by your visit then you will have a better chance. I think they clean your room every day and no charge for utilities if your on the daily or weekly rate. The monthly rate you only get free cleaning once a week and you have to pay for utilities, but what do you expect since the monthly rate is slightly less than 2 weekly rates.
