Jomtien beach shop/room sale

Its 65 sq metres.Has living accomodation at the back and a rear entrance.I have put an extra toilet in so you can seperate the unit for commercial use and the room at the back. Unit is in my name.5,2OO BAHT is the maintenance fee.3.5 mill is the asking price with 50/50 on all costs.Tax/ land registry.

Its jomtien beach road.Its after Villa Narvin,and they have just built a new Family Mart.The Complex is called Jomtien Beach Condominium.After soi 9.

In which of the fife buildings at the Jomtien Beach Condominiums is your shop located in?

Its in S 2 .Unit number 14 next to the Bicycle Club.

Thanks, I know your shop. With so many shops in the S1 and S2 building not making any profit at present, I cannot think of an enterprise, which would do well right now. The new road splitting the condo complex does not help either. You might have to lower your sales price. 3.5 Mill is a bit high under the present conditions. I wish you well. Some of the cashed-up Russians could be interested.

Gonzo.... Methinks you are so bored that you must get involved with this thread. Not because you have any interest in the unit but because you want to belittle the OP's attempt to sell his unit. How do you know that the businesses in Jomtien Beach Condominium aren't making money? I know of several that are making money, not fortunes for sure, but then nobody is making fortunes in Pattaya as a whole. To come on a forum like this and profess to know that the OP's price is too high is just pure nastiness. Give the guy a chance. He is a good, honest, guy who tries very hard to make a crust and deserves better than your post.

I was stating facts and was not trying to give the OP are hard time for the sake of it. What about some poor bastard buying into a business full of hope only to find out later he made a huge mistake. I have lived at the JBC for the last 6 years and know most of the shop owners. Three or four of them are making a quid and dozens of others are struggling and trying not to go broke. I had a good friend with a shop and he lost the lot. It was not for a lack of trying. Pretty hard on a bloke with a Thai wife and a small kid.

 

Despite what I have just said, I could be interested in buying a shop on the ground floor of A-1, A-2 or A-3, if the price is right. I won't tell you the reason for wanting to do so. Relax, man. B)

To be honest its not easy.I have the Sports Bar in S2.I have free internet,free Pool,free food on football nights,free library with dvds,free prize draw/raffle last night was bottle of chivas.bicycle club 50baht for a trip with the club. includes tea or coffee at the end,live football,Pool league team that includes a free taxi to away games there and back,chang is 50 baht,and its not easy.Be warned.

I have always looked at the second Road as being an asset when completed, I too have a condo in S2 and look forward to the much needed paint job, the site is well managed and if someone can think of something a little different to the restaurants, bars, hairdressers, Real Estate, Supermarkets, and other businesses on site it could be a gold mine, on the beach side of the complex S1 & 2 buildings there are over 1500 condos and over the road nearly 2000 with about 20-30% occupancy normal weekdays and lot more the weekends High season I think it reaches well over 80% holiday weekends.

 

probable the worst thing anyone could invest in right now is the so called supermarket unless they can compete with "Mini Mart" who are opening at the entrance and renting pedal bikes as there are lots of green free to use bikes on site, (well possibly renting decent bikes for those who want to travel further than the entrances gates might be a hit).

The 3.5 mil is or near offer.If you do buy the shop from me,you will have the option to buy a condo in A3 for 650,000.

Thanks for the offer. I already own an end condo on a high floor away from the new road. I like living there. The JBC is a very well run complex by the management and the committee. I feel sorry for the many small convenience stores. The new Mini Mart, which opened about a week ago, will hit them hard. There is no way they will be able to compete, as the Mini Mart is open around the clock and has a lot more stock for sale than the small shops. There is also an oversupply of many small and very ordinary restaurants as well. When I drive or walk past them, I don't see too many customers, if any. The only place which used to do reasonably well, was the Finnish-owned Tilac restaurant in A-1. They don't seem to have too many of their Scandinavian customers this year either, probably due to the uncertain economic circumstances in Europe. :clueless
