Looking for long-term housing on Dark side

For example, is there a good realtor who speaks English and specializes in East Pattaya? Is there a good complex I should visit to scope out units? Do I just need to walk around the area looking for places for rent?

 

My main concerns are: security, and ability to get good Internet connection (TTT?). Price should be right, but I can go up to 30K if there's value in return. Unfurnished is preferable actually, but am willing to consider all opportunities.

If you can go up to 30K, why go to the dark side? Most go there to ave money. It sounds like you don't have that issue. It's safer to live in Pattaya than on the dark side.

 

Realtor's will mark up the rent, or they get the first months rent as a charge to the owner. I have found a house listed at three different realtor's for three different prices. Then found the house on my own, only to find that the realtor's marked up the price from 5000 baht per month, to double the owners asking price. Unless you are just lazy, the best way to find a house in Pattaya is to get on a motorbike and look. Ask around, in restaurants, bars, Starbucks or where ever you find an ex-pat, about villages that have rentals. You should have no problem finding a nice house for even less than 30K. When you get here, give me a PM, and I'll give you some ideas where to look.

I disagree with LD on one point. The Darkside is not just for people wanting to save money... Its also for people that want to get out of the hustle and bustle of the city. I like it QUIET - not just at night, but during the day... Few places in pattaya can offer that.

 

And I am closer to the good afternoon entertainment over here lol.

 

I do agree you should not use a Realtor unless you just cant find something. The cost will be 30%+ higher.

My advice is to use several realators and get them to show you what is on their books for free. They will arrange to drive you around and show you the properties you are interested in and if you see something you really like either bargain with them or the owner on the price that suits you.

 

Remember many people who rent out property dont live here and use these companies services as they are meant to take care of everything, some of the better properties on good estates can only be rented this way. You are also paying for your peace of mind as most reputable agents will get broken things sorted in a timely manner whereas by saving a few quid per month you have to do it yourself.

Thanks for the good feedback. I'll start looking by myself in earnest tomorrow, then see if I need to resort to a realtor. I don't mind paying a one-time fee, but obviously padding the rent is something I'd like to avoid.

 

Will report back whether it's success or failure.

Dunno exactly what your looking for but Iam in a nice 3 bed/2 bath/lounge/dining/kitchen/laundry/full AC, I can park my pickup behind my gate and have a small garden with 2 fishponds, located in a small "secure" village on soi Khao Noi, nice quiet community with a pool as well, security dont seem to sleep at night (They walk up and down every hour with flashlights).

 

I rent directly from the Thai owner and pay 16,000b a month (ToT 8mb internet included), my joint is fully furnished, he has the same house but unfurnished 2 doors up for 15,000b per month.

Here is a place, not on the dark side. It is in a quiet area, non touristy, that is more like what you want. It has two big bedrooms, two bath, partial furnished, village pool. I believe that they want 15,000 a month. There is usually other places in the same village that come up for rent.

A couple of years ago my wife and I spent some time looking at rental properties in Pattaya. It's a renters market. Many quality rentals at a very reasonable cost. My wife was amazed at what we could rent for 15-25K per month.

You wont pay any fee for just looking at the properties IMHO if you do not know the areas yourself having an agent show you around is the only way to go. They will show you places in areas you never knew about. When I was looking for a rental several years ago I also found that the properties with home made for sale or rent signs are usually of such low grade even the agents will not list them.

Of course you could always have an agent run you around town all day and if you find something you like, bf a good English speaking bar girl and have a fun night then in the morning catch a taxi and bring her back to the house and have her ask the neighbors who owns the house and see if they have a way of contacting them.
