In November i plan to look for a house for me and my Thai Wife of 5 years. I plan on 3 Million Bth and below. Would like to know what cost other than the house will i accure in the process. I am looking for a single level, furnished, pool if i could find, 3 bedroom, and in a rural area, any advice???

There is a purchase tax, not sure what it is in a Thai name but for farang it went up June 2010 to 5% I think...

 

For 3 million you will get a decent place , if you are thinking of futher out of pattaya say Issan you will get somewhere very nice.

If your house is on a development you will have management fees etc , so ask first what they are per month, then just budget the electric,water, internet etc

Have you considered first how you will go about the 'ownership'?

 

It can all be in wife's name.

Land in wife's name with a 30yr lease to you.

All owned in a shell company name.

Usufruct.

 

This will impact on extras/taxes etc.

Why pay someone else's mortgage.

You could be talking 1/4 million baht/year rent that could be benefitting from an increase in value.

 

A single guy or an unmarried couple, yeah, start off renting, but OP has been married 5 years.

 

I am inclined to think prices will boom in Pattaya ($ terms)in the next decade (politics aside), condos have even been given a boost with Russians in the market.

Whether you buy or rent you will have water and electric costs Internet costs also but the landlord may pay that and add it to rent.

I agree i've had my condo now for 5 years. If i had rented i would have paid 50% of the cost already in rent and own nothing. If you are here long time you really should buy. Plus if you have a thai wife isn't it sensible to provide for her when you kick the bucket.

Yes, you have to take the risk of her kicking you out prior to you kicking the bucket. But it is a tragedy to go and leave a good wife behind without some support. Edited by jacko

However, for various reasons, there are lots of good quality properties (as described by the OP, except maybe for the pool!) available for an annual rent of between 3-4% of cost. I was paying 10k Baht/pm for a good quality 3 bed/3 bath house that cost 3.6m Baht new.

And why not? It's a perfectly valid consideration.

I have not seen any places for rent of 3 to 4% I have seen 8 to 9%

 

yours was 3.3% good luck and at that price its a fair deal, I have not seen anything like that though

 

 

I know guys whohave lived here 8 or 9 years stil paying rent, they would have trebled their asste value and had no rent to pay going forward.

 

But each to their own, there are buyers and renters none are wrong people make a call

Nice place, apologies I misconstrued my figures were relating to Pattaya rather than ooop norf as it were.

 

 

Way dann saff, actually. :rolleyes: I think DrMick's place up in Khon Kaen is around 10k a month as well. :thumbup

Norf saff its all boonies to me, I would neve live in those places but each to their own :)
