The Markland may meet your needs.  It's located on the north end of beach road which means it's quiet but with easy access to the Baht buses heading to the south end.  It probably has the best views of Pattaya from it's 27th floor restaurant.  Short walk to Big C and the girl bars on 2nd road.  Rooms were about 1200Baht the last time I was there and it is guest friendly.

There are 2 AAs on Soi 13 and both are guest friendly.  The older AA is located next to Beach Rd and the newer AA Residence is nearer 2nd Rd.  The rates vary depending on high/low season and length of stay.

Like Emil said, both AA hotels vary a lot in rates depending on how long you stay. Actually they are among a few on the Soi that gives you a discount if you stay for a while.

AA on the beach road is cheapest and have lost some business over the years. Rooms a bit small and need some work done. The pool area is among the best in town when it comes to breeze and view. For swimming... well, it's about 5 meters long.

A wild guess would be 650B(??)

AA Residece, 100 meters up the soi...

More expensive, around 850(?). Bigger rooms, ok roof pool, not to big.

Think it's pure luck if you get sea view. Some people say the b'fast buffet is ok (like Lek's).

Like with the old AA, calculate on this one to fall apart after a while.

Old AA is getting some paint these days and according to Charlie, the owner, the rooms will follow. Don't have a clue when or if, haven't talked to him for a while.

Some friends of mine, old AA fans, are back at the old AA after a couple of years at AA Residence. Mainly because of the pool, and staff (great).

BTW: Don't use your credit card at Residence. It's been proved on several boards that strange things can happen to your card after a few days at AA Residence.

Happy stay, wherever!
