So on our short surprise visit 16th to the 22nd September it gave us a chance to check it out. Went there once after reading reviews on here, ate out side on the landing very nice. The food was good but a bit high priced by Thai standards. Got vertigo when in the glass lift.

No don't when or if it is open have been dealing with emails from Sandy Springs, did get a reply that website is still under construction. As we are not traveling till xmas I suppose it was going to be open by then.

Thanks for the reply's just booked our domestic flights got them a $100 cheaper each than if I had done them earlier. Holding out a little longer on the international side.

Just some reply's to emails I had. Lek Hotel no old wing rooms left only new wing 1200 baht. Plus Xmas and New year extra. Sun View usually 850 baht but for this period 1300 baht. Sandy Springs booked out. But try our new hotel Summer Spring. The Haven Soi 13 rooms available, room rate 1200 baht off season 850 baht. Plus Xmas and New year extra. Inn House Soi 13 room rate 1320 baht off season 950 baht. Pattaya Bay Resort room rate 1399 baht and off season 999 baht. Deposit required for Xmas New Year period. All Diana Hotels all most double rates for this period.

Try to book Sandy Springs for Xmas all booked out but they did tell me about there new hotel on Soi 1 to far out of the way for us, but someone out there might like the location. We would like to recommend you to a new hotel " Summer Spring Hotel " this is the same owner and locate at north pattaya soi 1 ( 100 metre from the beach ) same room size with Sandyspring hotel, room rate 1,200 baht/room/night and surcharge 500 baht/room/night on 25th Dec. - 15th Jan. for peak period.

So far the international sector of our flights is round $500 more than we usually pay, so I am keeping and eye out for deals between the 20th of Dec to 15th of Jan.
