Yes, it has... in the rainy season I used the elevators numerous times during the power cut.... It is situated behind the building in a small house.

If the renting out..... 25-30.000 / month / 4 mill vs 15.000 / month / 1.5 mill.... Dark passages ??? There was a special lightening to not disturb the residents, but lately they installed some extra lightings too.... Agree, VT5 has a better location if to see the distance from the beach.... However you must to walk a lot every time you arrive home not from the beach to the beachfront building... Yeah, VT6 is really overpriced, but true great location.... however the lower ( if I remember up to the 5th floor ) floors looking on the parking place of the Central Festival are a waste of the space, I don't know who would buy any of these units... It would be interesting to know the annual fees because of the lack of the full occupancy.... Yes, true, in the VT2 are not huge balconies, but enough big to sit for two with a table.... I like to see the sunset and having a tea with some mates... IMO the extra 2.5 mill not worth the extra 6 sqm and the location... ( Location: excellent for a tourist, but personally I wouldn't live for long term in the noisy and polluted environment , not even on the higher floors facing to the parking place to smell the smoke of the cars ) VT7 has an other problem... only 3 elevators for the 3 wings.... we have 3 elevators for 1 wing and sometimes not enough.... Not to mention the one small pool for the 3 wings in the VT7... VT5 indeed great, but still facing with the problem of the low occupancy... you can see the lack of the money from the annual fees ( interesting... how much ? ) in the services... BTW, the pool is also small... I wonder, where is the VT6 ??? Is it the smaller single building near the waterpark ??? If it is.... the usual problem with the transport..... Market is a market..... or not... I see units waiting for a buyer for years and don't dropping the prices, and all of the newer VT buildings suffer from the low occupancy... I say the same... I had an other condo for rent, but I sold it... I was cheated by the office who managed it, the condo went south, only problems, low income.... Because I wasn't in the city.... no way you can manage your condo from abroad.... It's a new try, being in Pattaya for 8-9-10 months a year... I can tell you the result maybe a year from now... Buy or rent.... for yourself.... how many times you spend in Pattaya ? How much you can spend on accomodation ? True, not a good investment as my very first rule: Never ever rent out your own condo, you bought it for your comfortable life, designed it for your style, leave there your belongings... I considered to buy, when I started to spend 3+ months in a year....

Some likes it on the lower floors, some on the higher.....Some likes the practical lower floors, some wants nicer view.... many different reasons...Some says the mosquito border around the 5-6 floor.... ( true, my mates lived on the lower floors or in houses , all in a permanent fight with the mosquitoes, bugs, whilst I practically never meet them ) However, when you buy a condo, the higher floor, the higher asked price ...

My biased thoughts.... growing the new condo projects like mushrooms the prices must go down logically.... logically... but this is Thailand... The new View Talay projects are heavily overpriced ( a studio 2-3 mill ) ... and still more, than half empty. Already years....It increase the question who will pay the annual maintenance fees ? I visit some mates in the mentioned buildings ( VT5 and VT7 ) and what I see is the low service level....not enough money probably. In the VT 7 the whole two back wings of the Y still totally empty.... The VT8 on Jomtien ( bad location, far away ) almost empty... The VT2 was the big sucess encouraged to built the newer buildings and it is full, good services, continous prosperity... I could buy cheaper, more attractive - in the brochures - condo, but living myself in the building I know this is a good building, I wouldn't consider to change... An other aspect is the location... The VT2 is right on the bahtbus route.... the newer condos may look close to everything, but if you don't drive you will need to walk 5-10-20 minutes to get there or use the motorcycle taxis or the bahtbuses as private taxis.... I was living years ago on the Pratamnak hill....big walk until I got a bahtbus ( no private taxi bahtbuses around ) and hire a bahtbus as a private taxi to go back. Then it was 100 baht... ok, not a big deal, but see... two big walk daily ( once to the beach, once to the city ) and 200 baht back.... ( the minimum plan ) it means 6000 baht + the hassle vs. 600 baht and comfy.../ month... nowadays the difference would be bigger.... I never visited the Spanish condo on the Sukhumvit, my only infos are, two of my mates were " wise " to find themselves a condo... Following the very first day, they better lost their deposit and moved to the VT2.... BM Alan living in the VT2 and I meet him very often on the corridors and in the elevator... I don't know how much he paid, but usually the long term renters get 1-2-3.000 discount....following his trial period he bought his own condo.... Bruce Mangosteen always lived in the VT1 which was always cheaper... More tired building, smaller rooms, problems with the unwanted strangers around the pool area ( one pool for the two building ) , noticable longer distance from the beach... However I doubt in the 10.000 as he renting a corner condo in a very high floor.... The negative... never mind.... secretologists or someone with the buttons in the hand.... only proves of my conspiracy theories....

Seven years ago I rented out my small condo on the second floor for 15.000 baht without problems... Until the last year 15.000 was written in stone, ( apart from Dancewatchers more expensive units, but it's an other story, they offers the best quality condos with hotel service... my mate rented out this year a 3 unit, 1 bedroom condo for 55.000 baht / month ) In this years started to increase the prices to 15-18.000 for a studio... I reserve every year ( in the last 5 year ) one bedrooms for my mates, usually bertween 25-30.000 baht... I bought my recent condo 8 years ago for 1.5mill. and bought this condo in may this year for the same price. It's an other question, the asked price was 1.65mill and I was hunting about 3 months to find this one... However, easy to find really nice, even large condos for 1.6mill... just open your eyes, minds and brain....

Absolute right.... and agree.... but not the same pricing scheme....my dad paid many years ago in the Cliff 11.000 baht / day.... my mate stayed in the Sheraton last year reported me something similar.... You may be right... please prove it and post at least a link...or better a few...

I voted to use the votes.... and I still think this is a good thing, despite of the witch hunt against me... IMO better to get 100 negative votes, than to get no any votes... A member with 100 negative votes will get more attention, than a member with zero votes... any votes shows some level of interest... good or bad, but attention... shows, the member 's posts create emotions.... create attention... I would be unhappy with zero votes.... my high negative votes just prove my ironic banter with the secretologist pray commando hunting on me... They only prove my statement... no more, no less... The Secretologists, the cult is alive... Not mention the business interested ADicks, the married, non mongering mmbers etc... the more negative votes, the more prove of my statements... My only concern is why the neutral members are so frugal with the positive votes... Not about me, but overall... ( OK.. I know, the anger feel more motivational ... but anyway... )

So... my question still have no answers... I can only guess, maybe because the products are targetted the LDOP farangs... just like the wonton soup ( 25 baht ) vs. the wontons served without the soup on a plate with a small piece of dill on the top as decoration and called pelmeni ( a russian, similar food ) for 130 baht... and the cretin farangs ( russkies ) swallows the trick...
