The simple fact is that one could get a 2 bed house in East Pattaya for 5k a month. Just off Soi Khaotalo for example. Everything you need onsite and local. I'm not doubting this house may be fine, but the location means it is worth well, not a lot. Someone spent maybe 5m building a house in my partner's village.
