  3. Just wanted to let you guys who reside on The Dark Side about a new small bar in Soi Khao Talo. Its called The Pioneer Bar and is located almost opposite The New Inn. I met Dave & Dave and their respected partners and its is a nice place to relax with a few beers and watch the footie. No ladies here - strictly a family place.   7. Martin, Because the system is European based through an Italian MLS sysytem we have to have the front end prices in Euros. However, when you go into the actual property listing, it then shows you the price in Baht, Pounds and the good ol' US Dollar. cheers! Adam
  8. Well, after 9 months with Siam Real Estate I have decided to move on and set up my own business here in Pattaya. The main reason has been the owner of SRE trying to cut costs by closing the Pattaya office, selling my car and renegotiating salary. After all this, I decided I could achieve as much and probably more working for myself. So, I have set with a local BM a website for property. www.thailandpropertymarket.com I am in the process of uploading all my listed properties and hope to have this up to around the 100 mark within the next couple of weeks. Also, we have a facility that enables other brokers to register their own properties as well. Some of you will know this as a Multi Listing System.   10. I believe you can set up a trust in which the property is in the childs name but they will not be able to legally own it until they are of age. Best to speak to a Thai lawyer or farang working for a Thai lawyer. Justtony and Racefan over on secrets are both in the legal business. Cheers LF

  12. Hi, I have several listed at Northshore but the rental contract is 12 months minimum. I might be able to get you into a unit that is for sale for a short period of time. Please PM me with your dates and rental budget and I'll speak to the owner. BTW: Although there is not much activity at Northpoint or many other developments at the moment, that does not mean to say things are going wrong there.   18. Just to add to Elefs comment and clarify. You can own 100% of your condo in a building as long as it forms part of the 49% allowed for foreign ownership. Your lawyer will always check anyway but its the first thing you should ask when looking. LF
  19. BANGKOK: -- The Cabinet has relaxed the restrictions on foreigners' voting rights as well as extended the grace period in voting right adjustment. At the meeting Tuesday, the Cabinet approved the proposed amendments to the Foreign Business Act: foreign voting rights in companies in Annex 3 can exceed 50 per cent while the grace period for voting rights in companies in Annexes 1 and 2 is extended from 2 years to 3 years. Under the previous draft, any firm in which foreigners held 50 per cent or more of the shares, or 50 per cent or more of shareholders' voting rights, would be considered a foreign company, excluded from business activities reserved for Thais.   21. I rented a studio in Jomtien when i first got here. Couldn't find a lot else around in a short period of time so ended up paying 20k a month. To be honest it is a really nice 62m2 place with luxury fittings, Free Wifi and cable and swimming pool about 2 minutes drive from the beach so it wasn't bad value for money. I have now just signed up a 12 month lease on a 3 bedroom house off Soi Khao Talo in the dark side for 9k a month. Lots of space but much more basic. Still only 10 minutes to Jomtien beach though and everything on that side of Sukhumvit is so much cheaper. So, the above studio is available to rent from the 20th March, if anyone is interested!!!!?   22. Yes, TW Condominium is being built by the same people doing TW Wong Amat Beach. TW WA is just down the road from Nova Mirage, Northpoint and Ananya WA. Its a Thai developer who has quite a good reputation. It is mainly studios with some 1 bedrooms still available. Prices start at around 2.3 Million THB and go up to 6.5 Million THB. Overall, a good location if you want beach access and pretty good value for money. Let me know if you need any more info. Adam
  23. Hi, I think you and your friends might struggle to find something of that size in that location for 4 Mil THB. Certainly not anything in the more sought after projects. 3 bedrooms close to the action is realistically going to cost you 7 Mil THB upwards.   24. You are not the first to mention that to me and it is a bit worrying considering the prices they are asking. I have also been told that the beach gets all the rubbish floated in from the bay but I haven't seen it so can't really say if it is true or not. LC and SR are both a bit out of my working area but I do have a couple of houses out near Mabprachan lake which is only 5 minute drive to Highway 36. Adam
  25. The Sails is an exclusive with CBRE and I have yet to get my foot in the door so, I'm sorry, I can't give you an opinion on it....yet. Nova Mirage is virtually complete and sold out (At least the 49% foreign ownership) but I do have a couple of penthouses there if you are interested......
