Condo for Sale

Recommended Posts

First off I don't own the condo, I do not know the owner, nor am I getting a commission. An Englishman who is good friends with a falang and his wife who live at my appartment has been stricken with cancer and is planning to return to England soon after he gets out of the hospital. He is selling his condo which is located at View Taley 2B for 2.3M baht. Its a 1 bedroom,1 bath and I was told its 82 sq meters. Its located on the 5th floor and faces south. I took a quick look at the place today, nothing fancy about the place but it did have a nice pool. I have no idea if that is a good price or not, it works out to about 28,000 baht per sq meter which seems decent. He will be leaving most of the furnishings. I'm only posting to help out the guy and maybe help out a BM if they are looking for something like this. Alan if you read this please comment on the price, also what would one expect for a monthly rent if they wanted to purchase this for an investment. If anyone is interested let me know and I'll help you with making contact with the person.

Are you sure about the price? 2.3 million baht is VERY cheap for an 82 square metre condo. If I hadn't already bought one in 2A, I'd most definitely be interested though I would prefer something on a higher floor.

I paid 3.2 million baht for a 74 square metre condo and one estate agent who knows the building (not the one who sold the condo to me) said I had got a good price.

Is the condo in a company name?

Now, do I have a spare 2.3 million baht lying around somewhere?

Alan I got the size from the friend of the owner so probably wrong. As you enter there is a small bathroom on the right, a door straight ahead that leads into the bedroom and to the left is the kitchen and living area. Could be 74 sq meters. Was told that the guy paid 3+ M a few years back but with little time left wants to sell fast.

Don't know if its in a company name or not.

I'm heading back to the states now but if your interested let me know and I'll give you the cell number of the friend that lives in my apartment as she has a key and phone number of the English guy who is still in the hospital.

If it's a double rooom, it could be 82 square metres. There is apparently a way to tell whether each room is 37 or 42 square metres. The larger sized rooms have a small side glass panel, maybe a foot or eighteen inches wide to the side of the balcony doors, which the 37 square metre ones don't have.

Whatever the size, it's a bargain at that price. Unfortunately, I don't have 2.3 million lying around doing nothing.

If he needs to sell quickly ,then the price seems about right to me .It also depends on how well the Condo has been done out ,and whether its in a foreign name or not .

I believe a bm has already expressed a serious interest in the condo. I know that if I'd had the funds immediately available, I would have been interested. It would then have gone straight back on the market at a much higher price.

I have offered to buy the condo at the asking price and arranged to meet the owner this week to conclude the deal. Thanks to Alan and Emil and Emil's friends wife Tuk for their help and advice.
