TW pattaya condo - brand new 48 sqm - 1,560,000

Recommended Posts

I noticed that no one talked about the size of the unit. 48 square meters is a livable condo. Some guys buy tiny shoebox size units. I'm talking about 28 square meters and brag about how little they paid. Any price under 35,000 baht per square meter is a pretty good price. People paying 100,000 and up per square meter have more money than sense.

At that price it probably is just a shell. Finishing could bring the price up quite a bit, especially for the location.

Be careful.

www.eakmongkol.com the Mountain development

Eakmongkol are an established pattaya builder and in fact we live on one of their developments.

There is no furniture but the Kitchen units and bathroom is included in that price and they are about 30 sqm

The development is opposite the Diamond factory on Soi Khaotalo so I think the long term lets from the Thai's there would be pretty good.

Under about 60sqm you are going to either be in a studio or having a very small bedroom and a consequently reduced living space. 48sqm for a studio is a nice size

And how many rooms do you need ? My guess is a living room come kitchen, a bedroom and a bathroom with just about everything over that being superfluous unless you have somehow grown another arse and can crap on more than one toilet at a time.

I have a one bedroom 60 square meter corner unit. The bedroom is bigger than the living room. I have my computer in the bedroom along with a big TV. The bedroom has an efficient air conditioner. Since I spent most of my time in the bedroom, my electric bills were very reasonable. The air conditioner for the living room and kitchen was seldom used. More space would actually be a waste. I'd say 60 square meters is ideal for full time living.

ADDED - My girlfriend at that time didn't like air conditioning and much preferred Thai TV. I had my cable TV in the bedroom and the living room had Thai TV. That in itself is a great reason for a separate bedroom.

Depends on whether it will be occasional use or living there full time?

A condo of your own beats a hotel room, but after 25 years of mostly living in hotel rooms a single condo of under 40 m2 wouldn't appeal to me as a home..... perhaps make a good ST backup. :eyecrazy

I find having a spare shitter useful when she gets in one of them!

The biggest studio I've got is 46 sqm and that is just about big enough to create a break in area between the bed and a daytime area with sofas and table etc. though as a studio, it is all in one. I cannot imagine a mere 14 sqm more with a separated bedroom and were I designing it from scratch, I'd make the bathroom larger.

Different shapes do work differently I confess and perhaps a longer, thinner condo would lend itself to a bedroom more than a rectangular or square unit.

After living in condos and then houses, I am not sure I could easily go back to living in a condo again.
