Brand new Pattaya condo for sale.

 

Absolute bargain at 32,500 baht sqm

 

TW Pattaya Klang condo – Just behind Carrefour on Pattaya 3rd Road

 

48 sqm studio on the 14th Floor available in foreigner name.

 

Price 1,560,000 baht

 

The developer is selling the same units at around 2.7 million. Their web sites here:

I goggled the condo and went through estate agents web sites. The cheapest I could find anything similar was 1.8 million, and I don’t think that was available in foreigner name.

 

32,500 sqm is an off plan price from 3 years ago before construction started.

 

I’m in Pattaya for the next week and feel I have priced it to sell quickly.

 

I have also asked the people working in the condo to look for customers, telling them that if they can find anybody who can complete in the next week they can keep anything on top of the 1,560,000.

 

If you decide to look at the condo building before contacting me, please be explicit to anyone in the condo building that asks that you, that you saw the sellers internet advert for the quick sale 14th floor unit. I am keeping one unit on the 16th floor and don’t want the aggravation of the condo people thinking I “stole” their customer.

I see the developer gets 200,000 baht for a foreign name. Is the unit already in your name? or is the price 1,560,000 + 200,000???

The condo is already in my name. The price is 1,560,000 including registering in a foreign name, an extra 200,000 does not have to paid to the developer

Looks like there's no kitchen?

 

Just a shower room with a toilet in it and one room with balcony?

 

Floor looks nice, maybe the price is nice as well.

 

I think I could get the same cheaper if I wait.

Its just the shell I think and you put in the kitchen and aircon yourself.

The location is just behind carrefour on 3rd Road. Google maps puts it about 900m from the sea

 

The photo shows the condo has a partial see view.

 

800,000 baht estimate is 16,600 sqm. Can you list any new build selling for that price? Or any condo at all?

I'm always on the lookout for a bargain - but am I missing something here?

I'm just giving you a hard time. Pay no attention. In British Pounds, the price may be good. But in US dollars, that's a lot of money for a condo in a politically unstable country. I could go to Florida and buy a repo for that, and I wouldn't have to worry about someone taking it away from me at some point. So, at 1.5 million baht, no thanks. At 800,000? I might take a look. Let's come back to this thread in a year, shall we?

I rode past this place today. The area seems ok, but more businesses need to move into the nearby shop houses to give it more of a lively feeling.

 

One thing I really dislike about a lot of the smaller condos is the lack of a kitchen. I know, I know, people will say that there is plenty of food to be purchased, but sometimes I enjoy cooking for myself.

when ever pattaya looses it's mongers heaven status, you'll see a ghost town lol

I don't think it has sold as I believe the OP would tell us just to prove his price was a good one.I like many on here don't think that was a good price then and its even less good now.

At that price it probably is just a shell. Finishing could bring the price up quite a bit, especially for the location.

I noticed that no one talked about the size of the unit. 48 square meters is a livable condo. Some guys buy tiny shoebox size units. I'm talking about 28 square meters and brag about how little they paid. Any price under 35,000 baht per square meter is a pretty good price. People paying 100,000 and up per square meter have more money than sense.
