In central Pattaya or Jomtien. Near a baht bus route. Not a dump. I have searched property sites, but it's mainly East Pattaya they have on their books. Is there much of a price difference between central Pattaya and Jomtien?

 

And what sq m would a 3 bed and 2 or 3 bathroom house be? ( we don't use sq m in the UK, so I'm clueless about it). I've seen them at 65 and 75 sq wah. What is a wah?

Google is your friend. Try googling "sq wah". Who knows what else you mght learn with a bit of effort?

A wah is a unit of length, about 2 metres.

I believe it comes from 'wa' meaning to outstretch one's arms..distance between fingertips.

Area is measured in talang wah, square wah, 1 tw is about 4 sq metres.

 

There actually aren't many detached houses in central Pattaya......

Shop houses yes.

You could be paying 20-30,000 baht/month...use the internet.

More accurately, 65 talang wah would be about 260 m2

65 wah is about 130 m length..

Whenever you see/hear 'wah' used regarding land, they really mean talang wah.

65 talang wah is a pretty standard footprint on a small house + surrounds. My first rental was 70 talang wah on the other side of Sukhumvit.

There are a lot of rental agents but not many detached houses in what I feel is central Pattaya. More if you are prepared to go onto the North of Pattaya Nua into Naklua. A great deal of choice over the dark side and prices drop substantially.

It was just an opportunity to front the rent for two brothers , then reap the rewards later. I'm not a house sharer , but could maybe endure it if there was enough room and my own cludgy! But I don't go bikes and am not sure if they do. Probably not, as they are from northern europe. So central would be important , and semi enticing living conditions, but not necessarily detached.
