Before moving to Jomtien, I visited the Yensabai Condo. It seems very secure and well maintained. Rudy, the German rental agent is a classy & energetic guy (he's also the German Consul) and that helps things along. It's a little hard to find near soi day/night but that makes the location quieter. The in-room safe and weekly cleaning service is a plus. I think the closest Bahtbus would be south pattaya rd. I already forget where it is exactly but I think it's worth a look. They wanted 12,000B/month + water/electricity.

Yensabai condos are 40sqm or multiples thereof. They should rent at about Bt8-10k per month plus electric and water. Some want more and others may be worth more but they are right up a dark alley if you want to go back in the early hours.

 

As for buying, I wouldn't touch them. Ask around and the answer you get will be the same.

 

Centre condos are better but not much. Too many stories about burglaries and other happenings.
