Wife and I will be in Pattaya during December and looking to rent a 3 bedroom house and staying 6 months out of the year. Looking for someone who would be interested in taking the other 6 months. We will take September through February. If interested PM me.

Possibly starting 1 January but I may be able to talk my wife into staying from 15 January through March or April. This all depends on how are daughter is adjusting to being a college girl. If everything goes smoothly back home we may spend part of this winter in Pattaya. I like the sound of that, this winter in Pattaya. :banana

Sub-letting is normally barred in most rental contracts.

 

You could drop yourself into a right load of shit both Landlord and Sub-Tenant style.

I'd just rent a suite somewhere until I was sure what was going on. Far too many potential pitfalls for both you and any sub-leesee to be going down that track.

My wife is coming over in December for a look see. If we find what we want in Pattaya, I'll pay for a rental in December. Udon is still a possibility. We plan on traveling by car and exploring Thailand. Our plans are flexible and in the future we're not locked into staying in Pattaya or Thailand.

 

We like the Bay of Islands in New Zealand and Perth, Australia. More expensive but we like both locations.

I don't disagree with your post. I got ahead of myself on this. If I find a house we like and rent is so cheap, I'd pay for a year.

I plan on coming back for a few weeks couple of times during the 6 months my wife's back home. I like the idea of a place with all my stuff in it plus the rents so cheap. The hassle of finding another place is pain in the ass.

Are you seriously considering renting a house and then leaving it unoccupied with all your stuff in it whilst you go back to the US for weeks/months at a time? :ang2

I don't plan on having high value items in the house. I would prefer to have someone in the house for the time I'm not there. I'm also looking at renting in a gated community with on site security. Renting a house may end up not being workable.

 

One reason I posted this is because I'm looking for different opinions and ideas. I never rented a house before.

I wish you luck in your search for a 6 month rental. When I first moved to Pattaya I spent 2 months looking for a place to rent on a 6 month basis. Never found one. Shortest lease period was 1 year with a 2 month damage deposit.

 

What do you consider cheap for a monthly rental? You can probably find a 2 bedroom, 2 bath house in the 15-20k baht/month range but it would also likely be on the dark side of Sukhumvit.

Not such an unusual thing Tom. I could throw a stone from my place at 3 such houses. I think good neighbours is the key.

I think the chances of BigD paying six months rent to live at some some place for a couple of weeks two or three times over 6 month period are nil, zero, zilch.

 

He's just having one of those Walter Mitty moments like he did with his plans to buy into Northshore. :clap1

Looked for 2 months but found nothing ? I reckon I could spend about 2 nanoseconds and find 10 properties available for 6 months. In fact, all properties are available for 6 months but perhaps not on the terms the renter wants.

 

I doubt BigD will get someone to rent for 6 months and then have him drop in now and again for a short trip !!!!

 

2 months deposit is the norm with 1 month going as commission to the agent as an introductory fee for a 12 month rental.

 

I guess the compromise is a smaller place for 12 months or a larger one for 6 months and then some storage or a cheap room. Sure you can rent a nice place for 12 months but you're chucking away a fair chunk of change if you're only there 6 or 7 months.

 

Past Suk, a cheap 2 bed 1 bath townhouse for 8k or a 3 bed 2 bath for around 15-20k is feasible with price depending upon what facilities and land it has as well as location.

I know of two properties both furnished, both available for 6 months, both 2 bedrooms, both have aircon and are priced at 9k per month and 12k per month.
