Here i am back to ask advice from my commrads. I will be in Pattaya in November looking to buy a house with a little property for 3Mil and under, what is your advice on this issue. :clueless

 

Would like a rural area if possible but will look at all. Need 3 bedroom single story but will look at all again. Western kitchen a must and would like furnished as we do see alot being sold on the internet furnished. :thumbup

 

Hope to hear all and if any FLB member is a Realitor will contact u upon my arrival.

Hi,

Five years ago i was looking for prop. in Patts. I wanted a three bedromm, single story with two bathrooms, detached, English type build. The only reasonable prop. like this, that i could find, new and unfurn. that suited me, was at just over 3MB, at the exchange rate then, approx 45,000GBPs. Since then prop. prices have gone up a lot. I decided to buy a house in Udon Thani. Same spec. 980,000B. Then about 14,000GBP's. Including curtains and some furn.. Now i can get 2MB. for my house.

A couple of years ago land prices rocketed some by over 100%.

I'm glad i choose Udon now. Not as hectic as patts. But plenty to do. The only thing i miss is the sea. Don't forget to change the ownership of the house/land, also costs 30,000B. The person selling to me did not realise it was this, but i had a agreement that this was included in the price.

I bought the house in my name and the land in my Thai wife's name. I also got a lease on the land, from the wife, G.F. then, for 30 years, with the option of a further 30, after that was up. Just in case things went pear shaped, and she won't be able to throw me out. As has happened to others. Worth doing. So far everything O.K. with us.

If you are not in LOS now, check on the internet, for estate agents in Patts., and get some average prices.

For in and around Pattaya you cannot beat Alan Boltons, they are at the Avenue shopping centre on second rd, a simple google search will give you their website and yu can then search through their data base of properties, location etc and find what you are looking for. I have dealt with them for many years and they are by far - the best there is. Good luck

Bought my house 7 years ago from Ratanakorn offices on Pattaya Tai.Bought in my wifes name then a year later had 30 year lease put on it by Tony from Magna Carta law office near soi Rungland.

 

Good to know a 30 yr lease can be sorted out a year later.

 

How much did it cost?

A thirty year lease is pretty solid if you DON'T lease from your wife. Anyone who leases from his wife better hope the marriage doesn't go pear shaped. I'd bet that you would get the very short end of the stick.

Actually , he is not, he is without doubt the most popular and busiest there is in town because he is not upmarket. The office is run by Brits and they are all solid guys and very professioanl. I have bought from them because they are realistic about property and will tell you the truth if some one is asking too much etc. I have known Alan, Rob and Steve for a good few years and i trust them 100%

My thoughts were old ones based on a review of what he had on offer some years back.

Mind you, the one he has listed for 90,000,000 baht wouldn't suit everyone. :D

I/we Purchased a House in Chang Mai, paid cash fo it, can a lease still be put on the property.

We have been together going on 5 wonderful years, and due to my work, out of those 5 wonderful years we have been physically together maybe 9 months.

i Love her and we have an awsome life as she keeps me feeling young and alive.
