My View Talay 6, penthouse (27) floor condo for nightly rental

Yes. Good for the OP. At those prices maybe I should invest In a unit or 5 :)

As I understand they were circa 2.5 million off plan they sell for up to 5 million , I know a chap who bought 3 off plan

 

He is getting 80000 a month return for what was £75000 outlay ,for decent units renters have to wait

For the last 3 years I have rented a studio very similar to the OP's place. All times I have rented from the front desk in VT6. Each time for 1-3 months for 26-27-28,000 a month with one free cleaning

The condo rental market is saturated at the moment, many rooms available in the 8000-16,000 per month range. It took me 1 day to get a double room at VT1 for 14,000/month

This very true. Overpriced now though at 5.5m for a studio.

 

I think ST rent OK but as to buying, if I was staying a couple of years, prefer to be in Jontiem. Come in to Central area when I want to.

Regarding the 'monthly' rate, it's negotiable (through DW) as EVERYTHING in Thailand is :bhappy

 

The typical renter though is approximately EIGHT nights thus comparing this to a 'monthly' at 25k is NOT relevant.

 

In addition, MOST 'monthlies' do NOT include:

 

1) Electric

2) Water

3) Cable

4) WIFI

 

This condo's rate includes ALL the above (as a hotel does).

 

Also MOST 'monthlies' require a 'minimum' three month commitment with a DEPOSIT (which you may OR may not get back).

 

Finally, Check the rate for ONE night in VT6 with a view facing DIRECTLY into CF parking garage, the MINIMUM is 1500B.

I would not pay 5.5 for a studio but to date that building has given a good return,,,

The condo is in View Talay 6 next to Central Festival Shopping Mall.

 

Approximately a 5-7 minutes, walking, from Soi Buk and 10 minutes (walking) from WS.

 

If you don't want to walk, baht buses are available 24 hours in front of the building to whisk you to WS in about two minutes:-)

 

Regarding the prices, compare them to Hilton (next door) or the Marriott (Royal Garden). Both run 3k++ per night for a SMALLER room, view(?), and zero kitchen facilities.

 

Bottom line: You're paying for a really nice room, GREAT location, with amenities.

You cannot compare a condo to the Hilton or Marriott in all fairness other than they have walls and doors, etc.

VT 6 has seen 100% capital appreciation in 5 years , they rent for bundles , you should have moved mate

And what to do this with my post ?? Yes... the very few good location condos simple harvest... the very few... Nothing on the Central festival side....even on the high floors the noisy air cons and the parking lot vomit the heat and the stink.... The Jomtien side and high floors are really great....But as an owner, I would be concerned about the masses of the unsold units.... who will pay the common expenses ??? Even the 1st floor " business units " are unsold....Never mind... I was about the costs galt67 gushed about.... the daily 100 baht to justify the " hotel " status....

There are no unpaid common fees on VT6 or VT5 , the owners are not bottom feeders, they pay for quality...

Who steal on the electric ??? ( one of my friend who tried the VT6 paid 9 baht / electric in the VT6... )

Strange how blokes with some bias or interest are always very defensive and extolling their superiority in having bought into such a fantastic investment (or simply knowing someone who did) at the same time as trawling the sex tourist web forums trying to bid up some interest to rent these always booked out condos !

 

Also interesting that those with more common sense know that you can rent today for the same prices you paid 10 or 12 years ago with the exception of certain new options.

 

Go look at the Ruskie resales depressing prices . Thousands and thousands of them but still vendors want daft prices. Privately though deals go through at much lower numbers.

 

I should just add to the figures quoted for that studio at some daft Bt70k plus is that I had an offer from the Marriott on 2nd road for 30 days with breakfast at a similar price recently. Regularly you can pick up a month for less than a hundred grand.

VT6 is a prime location for a person wanting to reside in town, rents are high there due to the location it's a clean and new block, sought after by many.

In VT6 paying 21 k month inc.. cable and ADSL. Six months or less this is very good. Any longer, I would live in Jontiem for 12k a month which is easily achievable in a nice place.

You can't get a decent place in VT6 for 21k a month on a 6 month lease, 12k in Jomtien you will be looking in and old run down block...

I have in VT6. Jontiem does have some good places. Mate rents a place for 13k through friends in BKK. Very nice big and on Baht bus route.

Another mate rents a house for 100k a month in Na Jontiem..I think its a shit hole.

Yes he has more money than sense. House is big but tiny pool and aircon noisy and not cleaned. Had a couple of people try and break in mossies...etc.

 

Each to their own. I prefer a high condo in a central area, and cheap renting in Jontiem.

I had to check as I thought it a typo.

House I know being rented at the moment for 70k has 1 rai of land, a large pool and 5 aircons to choose from...... and I thought that too much.
