Hi, looking at the possiblity of buying a small property in thailand,dont all jump at once........ if what when and where should i firstly look at, thinking 1/2 bed studio . :beer , about 10.thou gbp town house jom beach area.....

Well, are you looking for a studio? Or a one bedroom / 2 bedroom appartment?

A studio in View Talay 1 or 2 can be had for 600000 Bt upwards, depending on the size, quality of furniture and greediness / state of desperation of the seller.

You get much cheaper rates if you accept to refurbish and check furniture yourself.

A lot of people (at least try to) make money by buying a studio for 600000, having the shower and the walls and floor polished, buying some cheap furniture and looking for selling the whole thing for 1 500 000 Bt, with maybe 200000 or 300000 extra investment spent.

For a one or two bedroom condo you have to double / triple these figures, almost.

There are some other cheap Condo buildings, like the Majestic, and a few more down the road leaving Jomtien, for similar if not cheaper prices.

It is important to check out the building, speak with some owners / tenants of the building before making a contract, to find out about glitches like non-existing security, cracks in walls, regular water shortages and the like.

One more thing: Make sure you buy the condo in your own name! 49% of the units in a condo building can be legally held by farang. On some buildings (built in 1999 - 2003) this number is 100%.

As most of the other units are quite likely held by farangs as well by way of a company, it is also possible to buy this company.

But there is some risk involved, as it is not really considered legal, and the authorities might stop this any time they feel good.

I bought into a 1 Bedroom Condo to be finished next summer. So far everything smooth, walk by every couple of days and the construction is going fast.

There is a severe water shortage in the Pattaya/Jomtiem area and the Thai's have barely begun addressing the problem. With all the building going on, I don't know where they will come up with the potable water for all the condo's. From what I understand many Thai areas are without water many hours of the day during dry season.

 

This problem will take years to resolve.

Don't really know where to start as buying property is up to the individuals choice. I own a Studio condo in Viewtalay 2 and I am very happy with the purchase. Its been rented 100% of this year and I have even had to rent another condo this coming trip as mine is taken. But no problem because the rent from mine covers what I will have to pay.

I will PM my friends email address who is in the Real Estate businness in Jomtien and he will have a lot more answers than me.

Someone said to me, beware of low maintenance fees as this can mean the building is going to seed (along with your investment) and there is no money in the contingency fund for serious problems down the road.

Shell condos?

 

If you buy a condo "shell," exactly what is included? Just four walls? Do the shells come with bath tubs, showers, toilets, etc? What about kitchen cabinets, sinks, etc?

 

I've seen some fairly cheap shells advertised. That might be the way to go, if a person wanted to fool around with a little decorating.

A shell is just that. A basic one say bought of the plan gives you 4 walls and you fit it out as you like, eg floor tiles, cabinets, bathroom fittings the lot. If you have local contacts or the time to do it yourself its is the cheapest way to get into the market.

My bud paid the contractor to finish out the shell of one of his condo's. At the rate it has been done I'd say that most punters could probably do it themselves and get it done faster. :chogdee <laugh
