Current prices of rental housing in Pattaya

Wife and I checked out 2 and 3 bedroom furnished housing in December. Gated community with 1 to 3 year old houses. Many houses with for sale/rent in these places. We found more then suitable houses for 15-20K per month. These homes are located on the other side of Sukumvit(s)Road.

When we looked at homes we were shown around by an estate agent. I was told by an expat board member there are many homes available in the 10-12K range. May buy a car for transport.

10-12K for a decent, new(ish) 3 bed furnished property seems like a good deal. When are you moving?

I would advise you to do your homework carefully. Before you decide on a house make a pest of yourself and knock on doors to ask neighbors about the security. I lived in a gated community and was broken into twice. I really think the thieves were in cahoots with the security guards. Both time I had gone away for a long weekend.

Gary, I agree with everything you say. There are some very nice two-level houses in East-Pattaya and you can either purchase or rent. If you have a family, a car is a necessity. For 2 Mill THB (purchase) or 12 000 THB (rent) you will get a nice house. I would not live over there if you paid me for it.

 

I am happy with my cheap condo in Jomtien close to the beach, which cost just as much as a good house on the other side of Sukhumvit. Here I get a good sea breeze on most days and I love being close to the sea. The security in the condo complex is excellent and shops, restaurants, the beach are all within walking distance.

 

BigDusa, rent a house on the Dark Side by all means, but don't lock yourself into a long-term contract. Some people are happy living over there but many come to regret it. It is certainly different over there, nothing like living at your small Aussie Hotel, close to Soi 6 and Tops Supermarket :banghead . Another thing, it is a lot hotter living on the other side.

 

Methinks, you want to live in a house in East Pattaya away from the action, because this time your wife is coming with you: Forget about that, you will be just in as much danger over there, about getting found out about your "Cheap Charlie" activities. :banghead

I thought BigD was looking for a bungalow with everything on the ground level.

 

I assume that there are similar housing developments in the likes of Sri Racha and Bang Saen. Any idea of rental prices/availability?

Here is a typical house in East Pattaya and it will cost 2 Mill. THB or less. I had a good look at the Sri Racha area and it did not appeal to me.

 

I also checked out the Sattahip/Rayong area. I liked what I saw, but I think I would find it difficult to live there after a while, unless I could make friends with some Farangs. Living with mainly Thais is not always easy. Rayong reminds me of Hua Hin. Both places are very clean, with very friendly people and to drive a car there is no different from driving in Europe or the USA. None of that crazy traffic and road behaviour you find in Pattaya.

 

I will never buy a house anywhere in Thailand, unless they allow me to have the Chanote in my name. I have seen too many Farangs come to grief, buying properties in their wife's name. The 30-year lease back is not a very good option either, in my opinion. My small, cool 47 sqm corner condo is in my name and close to all amenities and I have many Farang and Thai friends nearby.

I don't think I would ever buy anything in Pattaya as I don't like Leasehold property and a lease of only 30 years is rather pointless ,if you stay there 15 years how much is it worth if you then try to sell it ,also I would like to know what sort of lease you get when you "own" a condo is it "in perpituity"or just a long lease.

Since I only pay 10k a month rent it is a no-brainer that renting is a much better option for me both short and long-term. As things stand, the only place I would consider buying in the region at the moment would be Malaysia and even that carries its own risks.

A typical street in East pattaya with very affordable and new houses. There is a mix of Farangs and Thais living in that area. Some Farangs like living there. As far as I am concerned, the area is not to my liking. The streets look desolate and you won't find a 7/11 just around the corner. You will need a car to buy a bottle of milk or a newspaper in the morning. I also estimate it is 5 degrees Celsius hotter over there for most of the time than living near the beach in Jomtien. Lots of barking dogs in East Pattaya as well and if you are unlucky you will finish up with not so nice neighbours. :banghead

I am renting a very nicely furnished 2 bedroom townhouse in soi 11 just off Soi arunothai (opposite carrefour) place was completely renovated about 3 years ago and is very well looked after. the owner left everything here, even bed linen, crockery, etc. have a one year lease but would be happy to stay forever. 12,000 baht a month but a few others around here for 10,000.

Sorry to disappoint you but someone is pulling your leg. You would not get that house for anywhere near the Bt2m you quote and more likely between Bt4.5-6m. Why ? because I know houses like that and the general area.

 

For general information, Bt1m will get you some tiny terraced bungalow (they call then town houses) like Chok Chai where the living room will be about 3m x 3m and other rooms smaller ! These can cost less than 1m but rent out for about 6-8k if you know what you are doing or 10k if you are stupid.

 

In the same area as the photograph you would get a nice 2/3 bed detached bungalow with some garden and a couple of bathrooms. That would cost about 2.5-3m to buy and rent out around 15k or so.

 

The double story house like the photographed ones would be going out at around 25-30k.

The Thai guy who refurbished my condo took me on a guided tour to some of the places in the Eakmongkol Villages (Soi Khaotalo), where he does most of his work on new buildings. The figures I quoted are his and there could have been some misunderstanding, as he only speaks Thai. I was surprised when he told me houses there could be had for as low as 1.5 Mill. THB.

Gary, you could be right there. He and his electrician friend did a fantastic job refurbishing my condo at a very reasonable rate.

Cheshire Tom, sorry I missed your post. I don't know that much about real estate away from Pattaya, Jomtien. I asked a friend (Thai) about the Sri Racha area. He lives there. He told me there are some nice and reasonably-priced properties, but one has to take care not to buy in the wrong area. There seems to be a fair amount of industrial pollution in some of the region. I only had a good look at Sri Racha, the township, and I do not think I would want to live there.

 

An Aussie friend took me down to Sattahip and Rayong and I like the area. I did not spend enough time there to give an opinion about buying or renting real estate. I believe there are big things planned for the Bang Saen region. The beaches are very nice with no polllution.

 

Sattahip and Rayong remind me a bit of Hua Hin. People are friendlier and driving a car there is no different from driving in Australia or Europe. When I get sick of living in Jomtien, I will do a bit more research about that area. Cheers

Thanks again for the info. I've developed an affinity for Bang Saen over the years. A great place for 5 days of the week but can get a bit overdone at the weekends with the Bangkok crowd. However, it has nice beaches and easy access to Sri Racha, Pattaya and Chonburi City as well as both the motorway and skyway to Bangkok and beyond. Throw in some of the best seafood restaurants in the region, (and Galaxy nightclub), the proximity of some of the better golf courses and the place has a lot going for it if you don't feel the need to be in the middle of the action 24/7 in Pattaya.
