Allo lads,

 

For those of you that don't mind staying on Soi Buakhao, I just checked-in to the Balita Hotel (this afternoon) for 650 baht p.n.

The rooms are quite nice and perfect for cheap charlies that prefer a budget price with something new, clean and resonably stylish(for a change... :)

 

Decent sized rooms, many (all?) with a balcony, nice bathroom, a toilet roll holder that you don't need to slip a disc to be able to reach........being new, the standard is high.... even a couple of flower petals on the bed for the romantics out there.

 

*Free Wifi

*in-room safe

*in- room DVD player

*restaurant downstairs.

(no pool, though)

 

Baht buses every few minutes ....or not THAT far of a walk to W.S if you don't mind leggin' it.

 

Close to the Pattaya Tai end of Soi Buakhao, right on that bend in the road,next door to Alby & Micky Italian restaurant and the same side as Marin Place.

Low season rates : 650 bt

 

Clean, modern and extremely good value.

Definitely a bargain. Try it out!

It's been around for a couple of years and right now its surrounded by new condo construction (the Urban and the Nova) which should be almost finished by the end of the year.

Guys, the BaliTAYA resort, while being in the same general area, is not the one I was referring to. Balita House is definitely ON Soi Buakaow, not between SOi B and soi15.

There was no construction noise at all when I was there.

Way, way overpriced. The key money being annual could allude to only an annual rolling contract !!!!!

 

9 rooms, say Bt650 as quoted and 50% occupancy, then daily room contribution is Bt325. Daily cost of rent it 45,000*12+200,000/365/9=Bt225 and your bills per room are more than Bt100 so you need more than 50% occupancy to break even. 75% occupancy only gives another Bt162.5 a day which might give you Bt100 a day profit per room or around 300/350k a year.

Dear terrenova lol,

 

First of all most people starting a business in pattaya dont know how to count, thats why thais and farangs are screwing the farangs ,who want to start a business here hoping to make money to pay for their hobbies, so easily :D .

 

 

assuming a 100% occupancy you'll have

 

 

650 x 9 = 5850 ( a day)

5850 x 30= 175500 ( month)

175500 x 12= 2106000 (year)

 

2106000-740000=1366000 ( total- keymoney+rent)

1366000- 300 000=1066000 ( at least legally required 4 employees 6250 baht a month)

 

lol i dont feel like continuing :beer but bottom line is most rooms in pataya are vacant if you have a year round 50% occupancy than you are doing very well

you also have a lot of other costs, Legal costs on top of the normal maintanance and electricity etc. Besides you will also be taxed, Thais may not pay their tax as they should but as a foreigner i wouldnt dare to scam the thai government unless you have some connected fiends lol

 

we cant legally own this guesthouse so you cant buy it and sleep well at night knowing that this place is really yours. The guy renting it out wants a 13,7% return annually on his investment. not bad he.

 

 

now i think, what do i care lol :lol:

There are so many things in Pattaya on sale and I have always wondered how these small guesthouses can make any money or at least breakeven. Maybe they think that the bar/restaurant will provide the actual profit side of the business and the rooms would pay the rent(?) :thumbup

 

 

Hopefully the buyer will be able to negotiate on these costs and use some realistic revenue projections.

I was shown about 4 GHs by an agent a couple of years ago. The basically all broke even and were being sold with "potential". imho, potential is worth feck all cash . I will only pay for whats actually there. The agent was talking about more BGs and spending on refurbing. It was a joke.

The frightenting thing is that most businesses exaggerate their profits when selling. So maybe they were all running at a loss. :allright

Remember though that I had Greg Lange, head of Sunbelt Asia, the largest business transfer agent, write to me saying that he supported advertising a business with sales of 5m, expenses of 4m and profits of 3m, when it simply was not possible and someone was lying. His answer was that I should undertake my due diligence. Of course, but why lie inthe first place and so obviously ? No reply to that.

I have seen that type of thing before. Silly me even sent a note asking them to amend their website because the math was wrong. :rolleyes:

 

 

I went by this guesthouse a few days ago at about 7pm. Just 1 person in the restaurant... a bored looking staff member.

It was because of the lack of attention to detail that I contacted them. I said I could not be expected to assume all figures were bullshit until proven otherwise. I asked whether I had to question the number of rooms or the rent or lease details. If the fundamentals of the business were so obviously lies and he didn't care, how could I trust any of the information on his website ? The fact is that you cannot, it is all shite, as is he for not sorting it out.

 

Here I was, a war chest of cash waiting for any number of businesses to invest in and the top man of the supposed best agency turns out to be a supporter of lies and crap. Then again, every agent I have ever spoken to in Thailand has been a utter bullshitter. You saw it on that guest house for sale. 8.5m, then 6.5, then 4.3, then 3.7, then 1.5 and now I think someone offered 50p or something. There is no credibility if you ask 10 times the true price and these clowns will put out any price you say !!!
